Going up to the northern door, you find that it is locked. Peering into cracked windows, you see a ballroom that looks far nicer inside than the outside of the house appears.
I believe Kasumi has Disable Device.

Kasumi, as if nudged forward by an unseen force, observes the door. After giving literally everyone else the chance to Perception at it, she pulls out a small roll of tools, finding the one that feels best in her vulpine digits before getting cozy with the lock, humming to herself.

If that doesn't work, anything to stop her from trying again/taking 20?

Kasumi takes quite a bit of effort, but eventually manages to get the door open. Discretion was given up after a point to manage to just get the blasted thing unlocked.
What was once a cloakroom is now a boarded fortress. Planks of wood reinforce the pocked walls, though the old wood and its soiled paper covering are perforated with a few small holes here and there. The wooden door in the north wall is similarly reinforced, though it looks as if it might still slide. On the west wall, metal hooks once meant to hold a visitor’s outerwear have been filed down to threatening barbs. The rest of the room was likely once the opening to a lush ballroom, though it’s difficult to make out any details other than the warped hardwood floor and the heavy chandeliers above.

It seems that way, but according to the book, this is what we got for the immediate entry area to the house.
Stealth DC25: 1d20 + 14 + 4 ⇒ (15) + 14 + 4 = 33
Dead plants wilt in moldered pots in the corners, and moth-eaten cloth chairs dot the north and south walls. Overhead, two dusty, lead-crystal chandeliers hang from the ceiling.
@Urzaia You slow your steps when you realizes that the chandeliers overhead are swaying as if something had moved from it.

Maybe by cloakroom, they more mean that there is a kind of parlour where guests remove their coats and whatnot but which is open to the 'rest of the room' which is a 'lush ballroom'?
Mivvy sees Urzaia freeze and does the same, raising a questioning eyebrow, "Good Father?"
