How much for a +3 rapier then?

Dimitrio, your old blade, not being Adamantine, cannot be upgraded, so you have to sell it for half (1,010gp). Your new blade, to go from +2 to +3, will cost an additional 10,000gp over what I already told you for a +2 adamantine blade.
You can look all this up yourself, and should, in the book or PRD. I use the standard rules for buying and selling magics, with the ability to add-on bonuses in most cases. :)

Seriously, I don't think I get much benefit from an adamantine weapon so I dropped that idea.
A +3 weapon (not adamantine) is only 18,000 gp, no?
That's what I want and I'm trying to figure out how to 'distribute' this +3 bonus.

+3 Rapier is 18,320gp exactly. 20gp for the rapier, 300gp for masterwork, then the rest in magic.
But if you're dropping the adamantine, you can just 'add' to your +1 rapier. So the net cost would be 16,000gp to go from +1 to +3. :)

Small change of purchasing plans as just found out Kaylayne can craft a bit.
Instead of making the barding a +1 Hide Barding for Tarkir swap it to a Mwk Hide Barding. (+1000 gp) Kaylayne will cast Magic Vestment on it when needed.
Kaylayne craft the Amulet of Natural Armor +1 (+1000 gp)
Sell Ring of Protection for (+1000 gp)
Sell Belt of Giant Strength +2 (+2000 gp)
Total 7800 gp
Give Kaylayne 7500 gp and enchant Holy on Amulet of Mighty Fists.
-100 gp for restoration on Tarkir.
Total remaining gold 200 gp.

You're just stepping through gates, so it's pretty quick, unless there's a problem of course. But why would there be a problem? I'm sure it'll be just fine. :)
So the same gate that we stepped 'out of' is the same gate that we step 'in to'?
Quilindra reminds, ”The next gate is the Icegate guarded by the Snowcaster Sentries. We should move quickly from there to the next gate - the Lichgate.
The above led me to believe we stepped out of one gate then traveled some and stepped through another gate? This is not the case, correct?

You step out, you step in. Same as with the Galtgate. No 'travel' per se, just delays while the gate is realigned. There is no overland travel.
She wants to move quickly, and not linger at the next gate the way you did at Galt, because the locals are less nice.

- The party whiles away a few days crafting, gathering resources, and resetting themselves after their ordeal in the underdark.

- In the morning, Iaon Griffen visits from Crying Leaf, bringing news of the warrior village and their pleasure that the party survived.
- The party argues with her about what they think the elves should be doing with their time.
- She leaves and promises to aid the party despite her own personal misgivings, returning hours later with a promise to meet with the Queen.
- That evening, agents purporting to be from the Winter Council attack the party - but the Queen turns the tide and they are run off and captured.
- The Queen exposes herself to the party and begs their aid, though there’s some hesitation.
- The party enters the Paradise Chamber and meets Quilindra - is this demure elf the warned of demon?
- With Quilindra to guide them, the party escapes the Chamber and travels by auidara-gate first to Galt.
Starday, 24 Lamashan and Sunday, 25 Lamashan, 4709
- They rest there a couple days making preparations for the Banshee, though they mostly sit and wait while Kaylayne toils.
Moonday, 26 Lamashan, 4709
- Dawn rises and rain is threatening Galt as the party steps through the auidara to the frigid north.
- The northern elves are surly, but a few coin and the party is on their way again.
- They step though the Lichgate into Ustalov, where they come upon a grisly scene, but no banshee and no way out - yet.
- The party loots the dead elven force with gusto and concerns about their traveling companion abound.
- The Banshee makes herself known at first dark, and the party has a brief, but fierce, battle.

Dimitrio - the HP damage does not include Con loss. Did you take the penalty from the con loss on your Fort saves? If so, you're all done, if not... you might have failed both of those saves and be even worse off.
I did not so that would make me fail another check and use up another charmed life. Dimitrio is now at -8 CON (currently CON 6 instead of 14). That makes him lose another (48 hp) which added to his current -44 due to wounds brings him to 7/92 hp (48 which can't be healed).
Dimitrio will use his wand to heal the 44 wound damage and bring him to 51/92 (51 being his current max). So at 51 max HP and 6 CON is no way to travel here.
Guys, can we do something about this?

Seems to me the party better decide what they're doing before they go off and get themselves killed.
At the gate there was a battle in which party members were long-term effected. The majority decided to press on, and so we did. Now you are facing a possibly superior enemy and are realizing you're maybe in a bad spot - or at least some of you are.
There are a few ways forward.
We can rewind to the gate. I don't like this, as it denies the decisions the party has made and decisions matter. But I'll do it if that's the majority vote.
You can stop now - the demons don't know you're there. My personal recommendation, and I'll allow a message to be passed between Kaylayne and the rest of the party without the demons overhearing to make this possible.
You can proceed with the fight. I suspect Lief and Dimitrio will remain out of the fight, and though Kaylayne hasn't told you what you're up against, the three of you might not make it against a CR 13 fight, if I did the math right. Then again, you are tough, so who knows?
Please vote, and we'll proceed.

I already voted to retreat, heal up, and then take on whatever is 'out there'.
However, I will NOT let the group fight on without Dimitrio if that is what they decide to do. So Dimitrio will do his best to fight with the group if that is what the group decides and then let the dice gods decide.

I don't see Dimitrio's two saves to avoid Strength damage, but I suppose that's insult to injury, and wouldn't necessarily sway the decision.
Vote to Stop. If intelligence is not shared regarding the CR 14, we get what's coming to us.

I had originally commented that Ed didn't want to move until Dimitrio was healed, but played passed it in the same post just assuming we'd have dealt with it, didn't realize at the time we hadn't actually had the means to deal with it.
We did have a wand of restoration at some point, have we gone through the whole thing?
I'm in agreement with Allarnon that I'd rather not rewind, and Ederin only followed Al so he wouldn't be fighting alone, if the druid sticks around so will Ed.

We do have a wand of lsr restoration with 14 charges on it. If that is sufficient, let's use that. I had thought that Allarnon would be handling this healing. Is it damage or drain here? I might be confused as well.
I guess my vote would be to 'retro' the common sense thing that we used the wand to heal up Dimi before Kay went to the treetops and began to scout around. Assuredly, that is what we would have done.

I suppose the complex is considered urban, rather than forest, for those of you with abilities and effects involving terrain. So once you’re down the tunnel, plan accordingly. Ederin, I thought in the urban setting your bonus was +4 and +2 underground. Do I have that reversed?
Answering this here so it doesn't get lost in the potential combat stuff.
My personal bonus is +4 in urban terrain and +2 underground, but I only boost the rest of the party by +2 regardless of terrain.

So, the website I keep my character sheets on was forced to roll back all data to July 25, 2016, meaning I've got a level 9 Ederin that I need to "re-level" and double check the inventory for.
Thankfully we've got level up posts and the treasure sheet too for me to cross reference, I don't think there's anything on the sheet I can't access through old posts or the stats I keep on this alias, but just in case, I thought I'd give you a heads up Euan, if you see any rolls that look odd in the next day or so please let me know.

- After the battle with the Banshee, the party learns the gate, previously stuck open, has closed. It can, presumably, be opened at last to their final destination, the Tanglegate.
Toilday, 27 Lamashan, 4709
- The party has an uneventful night, and, in the morning, confronts Quilindra.
- After a short but spirited battle (if a little one sided), Lief leads the party in slaying the demon once her apparent usefulness had passed.
- Uneasily, the group enters the next gate - ending up in the Tanglegate!
- Two spidery demons clamber onto the party, trying to end their time in the forest, but the party prevails, though Dimitrio, and to a lesser degree Lief, are sorely put upon.
- The group travels through the forest to a clearing where, after some much needed healing, they find a grisly pile of elven bodies, apparently the result of some game of the demons.
- Gathering the most recently deceased, the group travels north to encounter a tongueless banshee of some sort with a strange witch-light that burns Tarkir for several minutes before fading.
Wealday, 28 Lamashan, 4709
- In the morning the party raises Ina Dawes, second in command to Armistril who leads the Guardians of the Thorn’s End. They converse for some time, but glean very little though everyone is polite.
- They travel to Thorn’s End, crawling through the refuse to reach the keep, surrounded by demons of all sizes on all sides.
- They meet with Armistril who grants them access to the Councilors in the hopes that whatever ails them can be sundered. He grows concerned though with Kaylayne’s tone.
- The party equips themselves and reaches out to the Councilor Perelir first.
- Perelir seems quite helpful, in her own way, and the party begins to learn something of what happened here, but still only superficially.
- The meet with Malindil next and it starts a little rougher. Ederin learns much though, as he studies her.
- They then visit Arlindil who seems deeper than the other two visited, but also sorrowful.
- Finally they meet with the hateful Hialin, who all but attacks them in his chambers.
- They force a meeting of the Council that very day, and things are dark indeed…
- The Council is clearly fractured, and seem to be dancing around a few secrets they’d rather not spill before the party.
- In the end, Hialin loses all remaining shreds of decency and turns into a drow!
- The ensuing battle is a harsh one, with planar travel, death, an a myriad of effects nearly crushing the party beneath the heel of evil.
- The party joins Arlindil headed toward Hialin’s chambers, when a discussion ensues, throwing things off a bit.
- Meanwhile, Allarnon returns home, and then back to the elven forests near Celwynvian.
- The group finds themselves in some comfortable chambers for the night, and are left to their own devices for a time.
