It's kinda of a spiraling wall that prevents most actions.
You can see into the room where Wolfgang is.
Some mites are deformed and will likely expire on breaking the sacs. Only the colored ones are the ones able to break out and actually move to fight.
To make it easier, I have moved everyone into the room proper.

Bolts are cold iron. Also I don't think this guy can channel negative energy to damage opponents AND to heal himself. Channel energy doesn't work that way, you have to choose what you want to do, damage or heal and this stands true even for negative energy and negative energy affinity, I believe

It's not channel energy. Besides channel Energy is 1d6, I used 1d8....

Both Eris and Wolfgang in a move that can only be described as deadly beautiful, end their opponents.
Eris with a well timed duck and thrust to the Dretch's Throat. A direct thrust that ends with the blade skewering the brain.
Wolfgang's bolts fly over the falling body sending Eris's hair up as its passage as both strikes the man!
He shrieks and his skin collapses as the being within is unable to hold both its form and life, folding outwards over the skin of the man it was using.

Chronicle Sheets GM Busy At Work........

It seems that the remains of the man might have being the former owner of this mansion. The thing is actually a Vermlek, a
foul demon with a penchant for taking over corpses and wearing them like a second skin.

It uses the skin like armor and has some spell like abilites to inflict wounds while benefiting from its effects due to its negative energy affinity.

On the table, the party find drawings and diagrams of some sort of portal, showing a vermlek stepping through what looks very much like the sacrificial pit in the adjacent room.

Wormgnash’s notes—written in Abyssal—suggest that he believed he was very close to a breakthrough that would have ripped a tiny interdimensional hole here that would have allowed several of his vermlek brethren to join him on the Material Plane.

The party also find a rough map of Saringallow with arrows and drawings of mites scribbled on it. It indicates that the fiendish fey were soon to attack the town in order to obtain bodies for the vermleks to inhabit.

There are six cabinets in the room, each full of documents. The shelves are neatly labeled, and the PCs easily find the missing records in the cabinet in the northeast corner of the room.

Upon taking everything of value in this room, the room gives a violent shake nearly knocking everyone off their feet!

Portions of the ceiling begin to crumble, and small tremors ripple throughout the basement.

1. Falling Cabinets: :

A powerful tremor shakes the basement, causing cabinets to topple. To dodge them, a PC must succeed at a DC 10 Reflex save. To prop them up, a PC must succeed at a DC 12 Strength check.
Failure: 1d3 ⇒ 3 and on to the next check!

2. Grasping Hands: :

The dying and panicking mites trapped in the demon’s bile web blindly grab at anything they can. To tumble past them, a PC must succeed at a DC 10 Acrobatics check. To wriggle away from them, a PC
must succeed at a DC 12 Escape Artist check.
Failure: 1d3 ⇒ 3 and on to the next check!

3. Rolling Barrels::

Rolling barrels make movement in the flooded cellar difficult. To dive under them, a PC must succeed at a DC 12 Constitution check. To slip to the side, a PC must succeed at a DC 12 Swim check.
Failure: 1d3 ⇒ 1 and on to the next check!

4. Crumbling Stairs: :

The precarious stairs leading out of the basement are falling apart. To scramble up them,a PC must succeed at a DC 13 Climb check. To tread carefully, a PC must succeed at a DC 14 Perception check.
Failure: 1d3 ⇒ 1 and on to the next check!

5. Panic in the Kitchen: :

A stream of frenzied rats blocks the way out. To herd them away, a PC must succeed at a DC 10 Knowledge (nature) or Handle Animal check. To tough out the situation and wade through the rats, a PC must succeed at a DC 11 Fortitude saving throw.
Failure: 1d3 ⇒ 2 and on to the next check!

Check 1:
Manaria attempts to duck out of the way of the falling cabinets. reflex, DC 10: 1d20 + 3 ⇒ (18) + 3 = 21 And does so effortlessly.

Check 2:
Manaria then tumbles through the mites grasping hands. acrobatics: 1d20 + 3 ⇒ (10) + 3 = 13 She manages to stay away from the little hands.

Check 3:
Manaria takes a running jump and dives into the water, deciding to go under the barrels instead of around. constitution check: 1d20 + 1 ⇒ (19) + 1 = 20 Being on the Spire's free diving team pays off, as he holds her breath the whole way through.

Check 4:
Manaria pulls herself onto the landing and makes for the steps, watching for weak spots as she goes. perception: 1d20 + 5 ⇒ (18) + 5 = 23 She makes it to the top with stepping on the cracked surfaces.

Check 5:
Manaria's face turns to stone at the site of the rats...she closes her eyes and runs through them. fortitude save: 1d20 + 4 ⇒ (8) + 4 = 12

Wolfgang easily avoids the falling cabinets...

Grasping hands: 1d20 + 5 ⇒ (15) + 5 = 20

... and he also jumps out of the panicked mites grasps...

Rolling barrels: 1d20 + 2 ⇒ (16) + 2 = 18

... Suddenly a couple of barrells come crushing down towards Wolfgang but he expertly dives under them!

Crumbling stairs: 1d20 + 8 ⇒ (20) + 8 = 28

He then reaches the stairs. Wary of new surprises he opts to ascend them adopting a slow and secure approach...

Panic in the kitchen: 1d20 + 7 ⇒ (14) + 7 = 21

And lastly the mercenary faces a veritable horde of rats. Unafraid, he just keeps walking over the sea of black furred bodies.
