I've drawn a couple arrows in the map. I might be wrong, but it seems the red arrow is the way in and the blue arrow the way out.
Assuming those living inside have the keys/levers to open the gates, they could guard the entrance (red arrow) and have the exit (blue arrow) as a safe place to retreat and escape (both to west and east). This is specially true if the heap of trash is a guardian that would attack those that are not the wererats. This also allows them to flank anyone coming through the entrance.
Assuming this is true. If we want to try a peaceful solution, we'd better try the front entrance IMO. Locking the grates, specially if not permanently, would be just a safe bet.

Well, with Grirrigz being hostile, all forms of Diplomacy are out. If that wasn't the case, we could perhaps ask for a 1 on 1 duel, but that could be a bad idea if he is individually stronger than any one of us. He also has the advantage of numbers.
Taking a look at our spellcaster's, I'm not seeing area control spells.
I think our best bet is to just fire focus on him and deal as much damage as fast as we can.

As hostile as he is there's a good chance casting a spell just started the fight, but I plan to go right at him and tank. In another round I can get my AC to 30.

Now that he acted, I believe he isn't subject to sneak attack anymore, but still an impressive hit! The idea of sneak attacking with an earthbreaker is so fun to me.

He's denied Dex to Zahur's attacks because he has the Catch Off-Guard feat and is using an improvised weapon.
Not sure if Brigita has a similar ability though.

Claim what you want, and we can liquidate the rest and split the proceeds.

About splitting, don't forget that I'm new and probably wasn't with you when some of that loot was acquired, so I'm totally fine with getting a smaller share.

Kayleigh's already got a cloak of resistance +1. She's already got a pearl of power (1st level spell) but wouldn't mind taking or trading out for the more powerful 2nd-level one. She'll also claim a mwk composite longbow (Str +1) so she'll have a ranged weapon.

I already do as well. I'd say go ahead and take the 2nd level pearl Kayleigh. Our cleric having access to more spells is in everybody's best interest. I think I want to take the wand of Ghoul touch. As distasteful a spell as it is, being able to paralyze an enemy in combat is pretty devastating, especially since if I take Wand Weilder next magus arcana, I can activate wands as part of Spell Combat, in place of casting a spell.
Along with one of the potions of CMW and the potion of darkvision.
Also, go for it with the bow, Brig. You'll do way more damage with that than your sling

So assuming we hold on to consumables (scrolls/potions/alchemicals) and we unload weapons and armor, other than what's been claimed that's 8,820gp resale at 1/2 value.
Assorted mundane items (snuffbox, jewelry etc) adds another 450gp (900gp value) plus the 110gp reward for curing Brieena that's 9370.
Split evenly (because that's the simplest way to do it) that's 1874gp per person.
I think we should hold on to the +1 spear as a simple magic weapon anyone can use incase we encounter a situation where someone can't overcome DR/magic.

If you've claimed something/ see your name next to it on the sheet, jot it down on your sheet and I'll start clearing up the loot sheet of everything claimed/liqudated (figure with a few days downtime this would be the best thing to do)

I'm not sure there is a need to keep the +1 spear. Ariadne has magic weapon prepared and since she uses a shield, it isn't ideal for her anyway. Brigita already has a magical weapon. Zahur doesn't, but thanks to brawler's strike counting as magical already, he is also covered.
This leaves Vedika and Kayleigh, but neither of them are actually fighting types. Kayleigh also uses a shield and Vedika is Dex-based. If it comes to the point either of them need to pick up the spear, I feel we are already screwed.
I feel we are better selling the spear and if you guys want to be extra careful, then we buy a scroll of magic weapon for each of the girls (since both can cast it).
Otherwise, I'm good with everything.

Shortspear is a one-handed simple weapon (Also Ariadne doesn't use a shield, she casts shield at the beginning of combats). It's not so much a matter of "if you need to use the weapon you're screwed".
It's action economy (grab or draw while taking a move action - attack vs cast magic weapon; attack on the following round), and a backup weapon that can do magic damage

We are currently sitting on a 1,874gp/person. If the spear is sold, this would go up to 2,104.1gp/person.
There are many items that cost 2,000gp, but I also do not know how much each of you have saved and what items you are going for. If no one will use the gold now to improved their characters, then keeping it will do no harm. I don't have anything to buy right now.
If we are worried about DR/magic, then no matter what, Vedika and Kayleigh should get scrolls for them as this spear will only work for a single person. The action economy only matters for the person holding the spear, as for the others it would be the same.
I personally would prefer to cast magic weapon because I get to keep the benefits of weapon focus and higher damage dice, but this is just personal preference.

I'm really not set up to melee well anyhow, so a magic weapon is low priority for me. Unless I do a full retrain, my BAB will always be garbage, so I should be using utility and buff spells anyway.

This is what I've meant when saying that if you and Kayleigh end up needing to use said weapon in an encounter, we were screwed already. You two are much more valuable as spellcasters than combatants.

Alright, with selling the spear as well as the +1 studded armor (forgot that in the initial calculations), party split is 2,354gp per person.
Record the gold and any claimed items on your seets and I'll clear off anything sold or claimed from the loot sheet in a day or two (or as soon as everyone confirms)
Kayliegh you should take the Wand (Cure moderate wounds, 18 charges) so even less need for you to burn other utility or combat spells for healing. Brig, do you want the hybridization funnel (you're the only person I can see having any use for it)
