I agree with the previous post.
The exterior is too bland and repeated in a considerable part - about half - on the flipside.
And the interior is too cramped in both the stables and the outlying chambers.
Also not a single window!
I don't know a single noble house without windows and only 3 doors on the front side?
The design is unusable.
It would have been better to leave the courtyard out and opt for a ground and second floor.
This will be the first flip-mat in years that i will not buy!
A real sad effort.

Torn. The rooftop side is useless, but the interior side is pretty good with a lot of rooms that I could populate. I would essentially be buying half a flip-mat, with the other side blank, for all the use it'll be me. A basement or second floor would have been better -- maybe even a half and half map, with the flip side being split 50/50 between a basement and a second floor, to avoid needing to replicate the courtyard. Water under the bridge now though. I may get this one, but definitely bottom tier on acquisition priority.
I like the interior. I am just creating a thieves guild adventure where the PCs have to infiltrate a thieves guild and have to undertake various assignments to become members, its great for that.
But I have to agree with the previous posts about the roof map. Though if Pcs are trying to gain access via the roof to thieve then the roof becomes a playable area.
But why not create two floors, then have more space downstairs. Or a basement.
I'll still get it, my map and tile collection is crying out for houses and mansions.

I don't know, I don't hate the roof. Great for an ambush in the courtyard or an assault from the outside.
But, I agree, like so many of these "big house" maps, one interior floor just isn't enough. So would the answer be a "Noble Estate II" with a second floor and a basement, or a 2-flipmat jumbo pack with basement, 1st and 2nd floors, and roof, or just doing floors 1 and 2 in the future (no basement or roof)?
Personally, I like the jumbo pack idea. Maybe once a year, Paizo could release a 2-flipmat jumbo pack of interrelated maps and have it count for 2 months worth of subscription (like when magazines do double issues that could for 2 weeks or 2 months). We've gt a lo of great maps, but having 4 sides to work with once in a while would allow some interesting new possibilities.

It may look like the Pathfinder Lodge house but it's not. Nor is the cover the PF lodge. This map is not as useful as it could be. It really needed a ballroom, and some open spaces... rooms where encounters can take place. We already have a very similar map from Paizo.

If you read more carefully you notice i wrote that the PLACEHOLDER COVER was the same as Pathfinder Lodge.
Of course the final cover is another.Otherwise i totally agree with you - a ballroom would have been awesome.
Or a real big dining room.
A giant courtyard or roof - not so much.
I have to agree with the comments thus far and, while I like Mosaic's idea of "Noble Estate II" or a jumbo map pack with two flipmats, I would exhort Paizo's map team to consider rethinking the layout and place the bedrooms on a second floor so that ballroom or extravagant parlor or grand library could find a place within the structure. OHR's Blackwolf Manor (a PDF) would make for great reference as it is as well a walled mansion, but is a two-floor affair that packs in a lot more in a smaller footprint. Hope that this can be revised in such a way that it can spark more in the way of imagination.
