Josef, when it comes to loot, what we’ve been doing thus far is everybody say what they may desire from a loot haul, then settle it up rationally based on who could use it best and how much they’ve already gotten. Also, coinage has been split 7 ways, with the extra share going into a group fund for things such as rations, wands, potions, and supplies. No need for the spellbook for me this time. The only spell from that book that is on the witch list in any form shocking grasp, and I'll get that as a Patron spell next level.
Of the rest, the only thing Freya would be interested in would be the wand of mage armor, but since she got a lot of the last bit of treasure, I'm perfectly fine with leaving that as a party item.

About the bandit captives/prisoners/convicts.
We are currently in a liminal state where we have to deal with them on an individual basis and find things for them to do, but anyone familiar with this AP will recognize that eventually you found a small nation and then you can abstract them - "We are building a settlement and we can enlist them to help, and they get houses and new lives in return."
Basically I'm trying to lay the groundwork for that conversion: If we start out having them do helpful things around Oleg's, like rebuilding the palisade wall, repairing the siege engines, assisting the militia, and (if Oleg agrees) building an extension to the wall with a barracks or housing for the militia (so Kesten and his men aren't living out of tents indefinitely), this will at least give them something to do while we continue to explore. Hopefully before a year is up we can establish a nation and then convert them into regular citizens, at which point repatriating bandits that we capture should be much simpler.

Regarding the earnings check, I suggest for simplicity we always Take 10.
Example: if we left the carpenter to work a week while we explored, it would generate 10 + 24 = 34/10 = 3.4 x 7 = 23 gold and 8 silver in “profits” for us that week.
I would suggest we agree in advance that, until we get to the proper kingdom building phase, we pool all profits into a separate fund and use that exclusively for saving towards other businesses. In this way, we are all essentially the stockholders in these businesses until we get to proper kingdom ruling. Then maybe any of these we manage to get built beforehand could just get rolled into the kingdom then.
Assuming the DM is agreeable to this sort of shenanigans, I suggest we start with the Carpenter. It’s the cheapest and a good way to get our feet wet.

Note that if we get a carpenter, we will de facto need a lumbermill to make lumber for him to use if we have him/her making anything more complex than a new log palisade.
According to the setting background, the Stolen Lands have a vast array of trappers, loggers, charcoal-burners, and the like who live rough in the wild and sell their goods at Oleg's. Getting timber from the edge of the forest 2-3 days away should not be a huge problem; the existing loggers probably already sell timber to Oleg, who passes it on to caravans to Restov where it's sold for making new houses and whatnot.
Getting stone will be harder. We haven't run into any major stone-bearing areas so we may need to import it. That suggests that most of the buildings we make might have a stone foundation but will be made of wood.

Hahaha, Darian’s player just finds a natural entertainment in working the Downtime Rules for the sake of good background RP fodder.
Darian the character, however, would not find this minutia interesting at all. He’d follow it enough to understand what was going on, but crunching the numbers...nah.
If someone wants to take those numbers I posted and run with it in character, feel free. Side note, regarding materials, those prices above should account for the goods, labor, everything.
