Since Perrine has Sense Motive she could ask if he saw/noticed anything unusual, etc. and see if Yuka is lying.

Gaius notices a Bottle of Air on a workbench off to the side, but does not note anything suspicious about the submarine. It looks like a complex piece of machinery. As far as any of the pathfinders can tell, it seems like Yuka is being honest.
Do you want to ask Yuka anything else, or try to move on to a different location?

The adventure abstracted out travel times to avoid having to give relative locations for anything. Lets say Tsomo's office is the closest.

Not currently interested in purchasing a submarine and at a dead end for this lead, the pathfinders leave Yuka's residence. Tsomo's offices seem to be one of the closer options, so the pathfinders decide to head in that direaction. On leaving Yuka's workshop, everyone notices a Sahuagin leaning up against an alley, watching the group leave. That isn't in itself suspicious, as there are many Sahuagin employed in various capacities in Vialesk. However, there is something somewhat suspicious about him...
Could everyone update slide 2 of the powerpoint with your tokens and rolls?

I added yours and Patros's tokens to the map. I don't see one for Doc's PC.
@GM: I added the information for Gaius on Slide 2. I apologize for forgetting to do so earlier; I don't know where my brain is these days.

Perrine quickly scurries back to the shop. ”Yuka, I don’t know if you know this, but there is a really sketchy looking sahaugin loitering in an alley close by. Looks like he might be watching your shop. We wanted you to be warned in case he’s up to know good!”

Yuka looks up in surprise as Perrine enters. "What!? Surely not. Why would anyone want to cause trouble here? I don't keep payments on site, and its not easy to steal one of the subs. I'm sure he has an excellent reason for being in that alley."
It is apparent he isn't taking the threat seriously. If you want, you can try to convince him to do so with a diplomacy check.
Outside, the thug has noticed that he's been seen, and is awkwardly looking away from the group and watching you out of the corner of one eye, while pretending you're not there.

"While it is theoretically possible he's just passing time waiting his friend, most likely he is planning something nefarious. Something that should concern you. At least thats what my friends concluded."

Back to back 20s on skill checks - I'll never hit anything this scenario. :(

Yuka "Oh, sure. I'll take it under advisement. Thank you for bringing it to my attention." You can tell he doesn't think this is a real problem and is feeling awkward about the situation.
Outside, the Sahuagin turns to Gaius as he is directly addressed. "Nothin. Can't a man just stand and mind his own business without being hassled?"
He growls at Dare's threat. "I don't have anything to say to you."
Gaius can tell he's definitely lying and extremely suspicious.

Gaius also retrieves his longbow - for no particular reason.
To Patros and Dare he'll say, "He's lying through his serrated teeth." and chuckle.
