Bhru makes his way toward the door, waiting to see what the others hear. He steadies himself and prepares for entry.

He tries to catch his breath. Maintaining his grip on the warhammer becoming increasingly difficult due to the slick blood present all over the dwarf.

Putting an ear to the door, you hear the faint sound of murmured conversation. With a silent count, you burst through the door in a rush.
The room beyond in long and lined with bunk-beds with mildew spotted sheets. A trio of rough fellows are caught completely by surprise by your sudden entrance into their sleeping quarters.

Phineas moves into the room as well.
Jon nimbly engages one of the thieves, wounding him grievously. In his wake follow Ukufa, who's blades prove more deadly, dispatching her target before they even knew death was upon them. @Ukufa: For the sake of convenience, you can just treat your favored enemy bonus as applying to all the core races of the player's handbook.
The wounded guildmate makes a run for it, disengage while the remaining thief pulls out his blade and takes a defensive stance total defense. He shouts at his fleeing comrade, "Rouse the guild, I'll hold them off."
The party is up.

@Bhru: You would still incur an AoO for moving through a threatened square, just not when using the combat maneuver. That being said, the enemy is using total defense, which prevents them from making AoOs.
Bhru barrels past the defending thief, smashing into the fleeing rogue and sending him sprawling. The wounded enemy cannot withstand the force of the burly dwarf's collision and does not rise from the damp floor.
The defending rogue dips and dodges the party's attacks, but one of Ukufa's blades slips past his guard to strike a vicious wound. Coughing blood, he says, "Bastards. If I'm going down, I'm taking one of you with me."

"No time to waste is there Ukufa. Best we get to the fellers this un was tryin to get to first?"
Bhru readies himself at the door, prepared to move forward.

@Bhru: There not much to it, combat maneuvers are just another use of a standard action, like an attack. They normally incur AoOs unless you have a feat. Siegebreaker is juest an ability that by-passes that AoO trigger, it doesn't by-pass other AoO triggers, like leaving a threatened enemy square.
The wounded thief goes down in a heap to join his compatriots on the floor. Combat over.
Poking about the room doesn't reveal anything of real interest.
Moving on, there are two doors in the hallway that runs along this room to the south and the hallway itself continues to the east.

As the rest dispatch the thief Bhru heads into the hallway and to the south. He waves his comrades to follow.
"Les go then."

"Stern Lady take these fools and judge them well."
Rising she moves south to the others pathfinding ahead, her twin blades still drawn and readied;

The door is unlocked and from the smell you pick up before opening it, you are not too surprised by what you find on the other side. Beyond is a small room with four large casks. A quick check confirms what you all can now smell, you've discovered the guild's rum storage room.
Checking the other nearby door takes you to what can only be the guild's banquet hall. A massive, bench lined table dominates the room, while a large cage filled with listless tropical birds stands in the northwest corner. The room is currently empty of diners.
A hallway leads off of the dining room to the east, while another closed door rests in the SW corner.

Bhru quickly fills his flask with a bit of rum,
"Ne'er a bad time for a sip, guess this was the wrong way..."
The dwarf grumbles his way back to the east, his gait slowed as the stiffness of the chase and battle give in.
Have moved bhru's marker back to the east entryway.

Phineas pauses to catch a breath, looking longingly at the casks:
“I’d very much like to bathe in one of these, had we only the time.”

There's a east exit off the dining hall, I'll assume you just go that way.
Exiting east, you follow a short hallway that leads to a door, before twisting off and continuing on its way. The door leads to a small, smelly room, which serves as a lavatory.
Moving on, your try the next door along the path and come across a more interesting find. The floor of this large room is covered with thick padded mats. Throughout the room stand all manner of target dummies made of clothes and armor stuffed with straw, some of which wear bell-studded coats with numerous pockets, and others of which are draped with manacles and chains hung with cheap-looking padlocks. To the west, a wooden stage sits a foot off the floor. A padded throne flanked by potted plants rests on this stage. To the east, a well-made, iron banded door, sits in the wall.

Kellan's magical influence twists the winds of fate, and Phineas shifts at the right time to cause the blow to deflect harmlessly aside.
Jon's distraction puts his opponent off-guard allowing him to run the poor fellow through. Bhru's approach is less subtle, but equally effective, with his hammer blow sending the rogue flying.
@Ukufa: Gaps have opened if you want to retcon your action.
@Bhru: Don't forget that you can shift enemies around with your bullrush to open up space for your allies.
Kellan, Phineas, and Ukufa can still act.
