Anywho, you've gained Jo/Korak at least a minute they would not otherwise have had, depending on how far you wanna lead them.
The problem I have with your plan is that it's a bit vague. This is a warehouse full of things in boxes. Which part of the warehouse are you searching? What boxes do you open? Stuff like that. Or I could just have you open some random boxes if you like.

After that, he puts all bombs and via's of alchemist's fire he collected on previous... endeavors. Placing them on top of the largest pile of wooden boxes he can find.
The brawling tiefling whispers again. "We might as well get out of here. Let's light these things and leave before the guards decide to investigate."
Also, let's try to make the Obsidian Guard look bad and the Mandrigal look dangerous when we leave. Like... Maybe use Bluff to make the guards believe we truly are Obsidian Guard but failed to stop the Mandrigal's men. Does Jo have any illusion spell or something? Maybe JK can become visible and run away from the guards once again, and Jo screams "Catch Him!" or something, and as they chase him, Jo and Korak light the bombs and leave the place with the bigger box. JK can Vanish again and escape. Let's just do it quickly, lingering around can't do us any favor! The bigger box might be worth tracking with magic,, so we should take it somewhere other than our base. Preferably someplace with lead-lined walls. :P

I can cast enlarge person and with your bardiche you can destroy the box from 15 ft afar, not sure if that will be safe from you

Jo can tell it's activated by merely touching the box without the proper bypass, which you don't know (or even know what it is).

You set fire to it. It releases a crackle of electricity into the flames, but otherwise does no harm.
The box burns to ashes, and inside you see a large statue of a red dragon, sitting unharmed amidst the blaze as it spreads, indeed, it seems to be soaking up the heat somewhat, but not enough to smother the flames.
You hear teh frantic pattering of feet as a guard comes running, apparently having seen the blaze from the tower.
"What's going on? Is it the Mandrigal!?! Where'd they go!" he shouts to you from about 100 feet away.

Is there any somewhat hidden place in the city that we can take the statue? Or somewhere with lead-lined walls? I'm not sure taking it back to our base is safe.

The warehouse has 3 exits, right? The main entrance and the 2 side doors, so Jo could maybe attract the guards to the directly opposed to the direction of our base and I speed away carrying a huge statue through the other door, :D

We can do both! Scream something like "That way! Take them you fools" while disguised then we run as soon as they turn their backs! And you cast Create Pit on anyone who decides to chase us. I'll even carry Jo so she doesn't have to run slower for even a single round. lol. Too bad we can't take the statue, though. :(

I'm guessing she weights less than 466lb, so if necessary (maybe someone is chasing us), Korak throws her over his shoulder and uses his 40ft speed to run faster while she casts spells at any would-be persecutors.

The first street you get to will be an alley, but it leads right back onto one of the main roads, which are pretty wide.
And you'd need to make a Concentration check for "vigorous motion" with that plan to cast, so be forewarned.

Korak tries to find a way up the roofs, around warehouses or any other route where he and Jo can travel faster and unseen. While doing so, he uses his hat to change his appearance to that of a random commoner, and advises Jo to do the same.

You guys escape.
The confusion of the fire, and not really knowing who you guys were, coupled with blocked entrances and Jorriko's scare tactics made any hope of pursuit nonexistent.
In addition, you see as you run away, a large explosion in the shape of a dragon made of fire ripping through the ceiling.
Your raid is the talk of the town the next day, how the Mandrigal slipped in and ran circles around both the Order Verdant and the Obsidian Guard, then unleashed a dragon upon the warehouse.
People are rightfully afraid of the power and skill the Mandrigal wield now.
Gaurten himself is ruined financially, having already sold some of the pieces in there *that were awaiting pickup). The loss of his inventory and repayments he had to make to his clients drained most of his funds, and his insurance does little to cover it, leaving him with enough money to live off of, but his business ruined and most sources of income shattered (sold to make his payments, in many cases). He lives a sa reminder not to put all your eggs in one basket. =)
Your haul from the warehouse contains mostly art pieces, things you can use to decorate your safehouse, or sell once they're not as ludicrously hot as they are right now.
There are a pair of things which are usable to you, however.
Foremost among them is a beautiful figurine made of silver, in the shape of a raven.
Jo identifies it as a Figurine of Wondrous Power
Secondly, a pair of ordinary looking spectacles, identified as Spectacles of Understanding.

The munchkin in me wants immunity to Fatigue... But that's not as interesting as what I had in mind for those 3 character build points... Hmmm... Could I possibly get retrain the features later so the immunity to fatigue scales properly instead of 1 level late?
