Disarm and Invisibility

One of my PCs is invisible, and he wants to Disarm a target. Ok, Athletics check VS Reflex DC... but, in that case, with my PC unnoticed and the enemy flat-footed, we can apply some bonus or penalty to this action? It seems reasonable to apply the -2 AC to the Reflex DC, but i think its a minor penalty. For example, do you increase one degree of succes by one step at first atempt while invisible?

Rules As Written, being Flat-Footed only penalizes AC:

Some effects give you the flat-footed condition only to certain creatures or against certain attacks. Others—especially conditions—can make you universally flat-footed against everything. If a rule doesn’t specify that the condition applies only to certain circumstances, it applies to all of them; for example, many effects simply say “The target is flat-footed.”

Officially, you resolve the disarm attempt normally (though the GM could always choose to give a bonus)
