Illendur slowly backs away from the dresser, pointing down with a finger at the cat and kitten underneath. New mother and kittens under there, should leave it be for now. he says to the others, shall we check out upstairs? he points upward with the same finger and a questioning look.

The junk-filled second floor staircase ascended up into an Upper Hall. Unlit lamps and peeling wall-paper decorated the walls here and a spiral staircase to the north continued upward to a locked attic door.
Directly ahead to the east, a doorway led into what looked like a library and another two narrow doors opened onto small privies.
Two fine doors to the north-west and south-west hung open, revealing more bedrooms, the northern one absolutely choked with spiderwebs.
Last, a door to the southeast led to a larger private bath.
The group is in the Upper Hall, looking through open doors. More description is available depending on which room you go into next.

Illendur points to the spiderweb choked bedroom, Should we save that for last? Probably has inhabitants, huh? pointing to the library, he asks, Should we start in there perhaps? the half-elf asks, headed toward the room with the books...

Dok saw signs of the kinds of things you would expect in an abandoned urban building- rats, mice, and other small rodents, as well as the city's almost everpresent cats. What was notable was what he didn't see- the small animals who had the run of the house appeared to be deliberately avoiding the door to the north, into the web-covered room.
(Assuming Illendur goes into the library, since there's no indication of Bad Things in there.)
Two large stained-glass windows shone an array of rainbows onto the floor of this large, comfortable room. The walls were covered floor to ceiling in bookshelves, and several desks were arrayed along the south side of the room. Comfortable couches and chairs, covered in dust, sat near floor lamps and low tables for pleasure reading. Old quills and shreds of parchment were scattered around the room, but sadly only a few old dusty books remained on the shelves.

Illendur runs a gauntleted hand over the dusty bookshelves, Huh, definitely in need of a good cleaning, but could be quote lovely. The half-elf pauses in front of the large fireplace, turning back on his heel. [b]Find anything Dok? Waiting on the street shaman's response, then Illendur says, Well, I suppose we should just get it over with then, huh? Anyone got solutions for a large spider thing? He draws his swords, and heads toward the web-covered room...

Ash grimaced. "Probably spiders the size of dinner plates. Well, if I'm going to stay here, I don't want to wake up with one on my chest. Let's exterminate them."
His voice dropped to a growl as he spoke, his features growing more bestial. Yet, he still carried his longsword rather than use the long claws on the tips of his fingers.

At the rear of the soon-to enter parade, Jixel chuckled.
"So many people hate spiders, huh? Us rats get along fine with em, but they're only small ones though."
She had a feeling that big webs probably meant either lots of spiders, or some large ones. Ash's theory of dinner-plate size wasn't too great for morale. It only seemed fair though. Big rats. Big spiders...

Just want to confirm the group wants to move into the room full of webs. Webs are difficult terrain and any PC moving into/through a webbed map tile must make a DC 12 Reflex save or be considered grappled by the web (DC 12 Str or Escape Artist check to free yourself).
Nobody has Dungeoneering but I'll let anyone roll a DC 10 Int check to remember that webs are flammable and not likely to set the building on fire since they burn up pretty quickly.

Seeing that several of the party agree with the idea Illendur sheathes his short sword, and withdraws a torch from his pack, lighting it. Looking to the others he grins, Shall we? he asks, walking forward and touching the torch to the cobwebs.

As Ilendur had thought, the webs caught fire and burned away nearly instantly. He proceeded into the room, clearing the way with his torch.

Jixel moved in, just a little way, not being so bold as Illendur and also pretty sure that she didn't qualify as a fighter. No. She just wanted to get in close enough to offer some long-distance support.
Next, she squished her little fists into one mass of claws, and whispered something about "Peck at it. Kick it too. Walking upon this is not advised, as this from Peekee is a chicken's poo".
A big blob of what looked like mud (or avian excrement?) appeared in her hands. Then, she tossed it at the big ol spider!

Ash grimaced at the giant vermin. "Spiders. It's always spiders," he muttered, his voice growing more guttural as he shifted. He raised his Thranish longsword into a guard position beside Illendur.

Illendur chopped the first spider nearly in half, drenching himself and the webby floor in greenish ichor. The spider flailed its legs at him but the beast was nearly dead from the Phiarlan's powerful blow.
Jixel followed that up by caking the creature's head in a layer of questionable-smelling goop, covering all the multi-lensed eyes on the spider's bulbous head.
Ash moved up to help but missed as the man-sized arachnid blindly flailed in pain and rage, and Zander finished the closest spider off with a crystal fired over Illendur's shoulder.
The spider's partner spun a web at the closest intruder- Ash- from within the safety of the deep webs down the hallway to the east.
Web vs Ash touch AC: 1d20 + 5 ⇒ (9) + 5 = 14
Ash found himself covered from head to toe in sticky webbing but was fairly certain he could free himself from it (DC 12 Str or Escape Artist check to break out).

Illendur advances with the torch lit, clearing cobwebs as he goes forward to engage the second spider in the room. I only see one more of them... once he closes with the spider he swings his sword at it overhand.

Zander's head swiveled as he reacted to the new threat. Moving to avoid his companions and free his attack vector, Zander felt his crystal companion feed him battlefield data as he pressed the attack.
IF there's still room after everyone else goes, Zander will move 20' to stand beside Illendur and attack with his Halberd. If not, he'll move behind Illendur and take a shot with the blaster. Either way, JV will attempt an Aid Another.

Stuck fast, Ash struggled against the web while Zander moved to support Illendur. The half-elf once again nearly split his target in two but the warforged's halberd reduced the man-sized arachnid to a messy smear of debris on the walls, floor, and ceiling.
A few seconds of anxious waiting revealed that there were no further monsters to fight. Clearing out the rest of the webs, the group found a private bathroom to the east with an ornate bathtub and wall fixtures but a sizable hole in the roof and greenish water filling the tub. The flooring here was nearly rotted through- it was a wonder the heavy bathtub hadn't already collapsed down into the second floor.
To the west was a small reading nook in the sun-lit turret. A pair of desiccated corpses lay here, trophies of the spiders past victims.
Overhead, a sturdy fold-down ladder nested against the ceiling and could be used to access a hatch on the ceiling, leading to the peak of the turret.
Here's the rest of floor 3:
Down the hallway to the south was one last master bedroom. Although quite bare, this room was still in good condition. The windows were intact and the four-posted canopy bed was fairly clean aside from a scattering of vermin droppings and some normal-sized cobwebs. The hearth here was perfectly intact and a large dusty mirror hung on the north wall. A door on the east led into a private bath with a sink and another claw-footed bathtub. The southern window provided an excellent view across the Alley into the greenhouse, where a short elf is tending to the plants.
And floor 4:
Climbing through the hatch into the turret peak revealed a small room lit by an array of stained glass windows that lit the whimsically decorated room in a rainbow riot of colors. A dusty lantern dangled from the conical roof but was hardly necessary during the day. Peeking out the windows provided the highest westward view from the Manor, looking over the neighboring rooftops in every direction. The small room was festooned with finely made silk pillows tossed haphazardly in every corner. Searching the room revealed a bunch of drawing supplies and- hidden underneath a stack of pillows- a handful of hidden rough sketches, mostly nudes.
The spiral staircase in the Upper Hall led up into a narrow, unlit hallway with two closed doors leading north and south. The floors were creaky and coated in dust, but no spiders seemed to be looming here.
Opening the door to the north provoked a sudden flutter of movement and angry caws, as you disturb an entire family of ravens. The unhappy birds quickly flew away through a hole in the roof of this former bedroom. The bed here had been converted into a large communal raven's nest, replete with all sorts of junk and trinkets like tree branches, bones, pieces of wire and wool, and other shiny and interesting objects.
The door to the south was less exciting, as the attic storage room was cluttered with more dusty decor, furnishings, bedding, and tableware. A stack of paintings leaned precariously in the north-west corner. They mostly appear to be in fairly good condition and depict a wide variety of subject matter: from pastoral landscapes to aristocratic portraits of nobles. A few old mounted animal heads, such as elk, bears, lions, and even a hippogriff, lay protected under a white sheet. Other useful but not particularly valuable items were stacked and scattered around the room, more than enough to properly furnish the Manor below when combined with the stuff on the second floor. Wrapped in its own stained sheet and resting on top of a pile of linens like it had been placed here last was something special in the south-west corner: the namesake of the Manor, a perfectly preserved troll skull.
And that's the whole house that you guys now own!

Well, it needs a lot of work, which is expensive, but it sort of works huh? Not a bad payment after all. I was really worried it was going to be haunted, super worried. the half-elf looks relieved.
Anyone want to open a tavern? he laughs, But we're going to need to earn more coin to pay for all the repair this place will need. Even with the things Goggh was able to fence for us, I imagine the roof and floor repair will run us some coin. Some of this stuff in this attic may be useful still, and could decorate the place until we put in more personal tastes.
Pausing a moment and leaning against a dusty wall, he taps his hand on his longsword's hilt, I guess we should go see our friend about more work tonight and what's available. We've had a busy day, so let's get some rest and reconnect around dinnertime? I'm going to go talk to the Genasi blacksmiths and see if they can recommend roof repair. and he goes to do just that.
After getting the recommendations from the locals, he'll go out and purchase two canvas tarps to cover the holes in the roof and take his time stringing the canvas tarps over the holes unarmored.
Take 20 on climb checks to get on the roof and cover the holes with canvas tarp -2 GP.

To be specific about the repair costs, here's the list.
You may be able to get a deal with specific guilds or discounts by using House contacts, but we'd have to see how that played out IC or at least some rolls.
And don't forget that if you want to run an inn you'll need to work with the Fellowship of Innkeepers and if you want to brew your own ale or liquor you'll have to join the Vintners', Distillers', & Brewers' Guild. Both of whom are affiliated with House Ghallanda. Ghallanda actually has most of the inn- or restaurant-associated guilds (the ones for meat, groceries, liquor, etc., at least).

With the oversized spiders well-cleared, Jixel's mood slowly shifted from one of concern, to one of pleasure. Especially as certain features of the place came to be better known.
She'd pointed at the vermin droppings.
"This doesn't bother me, but it might be a worry for any grain or foods we want to store. As long as the method of removal is humane... I won't get too antsy about letting the little friends move on."
Then the bath's claws.
"Check it out! Now that's a design I like!"
At Illendur's mention of getting works underway, it all became quite overwhelming again.
"Let us prioritize what needs fixing first. What do you all think are the ahem... biggest issues? We make livable first, and go from there?"
In all honestly, it already was very "livable" by her standards. Well, it was better than living under an old creaky dock.

Illendur nods to Jixel's questions, I think we can work something out about getting the little friends safely relocated from here, there must be an animal-speaker we could pay some coin to relocation. I've got a list here of estimates and work which need - and I do think the roof and water damage needs be the first thing we deal with. Making the building sound, then potentially trying to open a tavern on the first floor seems reasonable in that order.
He pauses a moment, leaning back on the dusty hearth again, I see there's two ways to approach getting the work done - we can either just come up with the coin ourselves, which we have most of in those trade bars and paintings honestly. OR we can negotiate with the different guilds and sponsor houses for labor and better rates, maybe. What do folks think? I know it was Ash, Jixel, and I who acquired the bars and paintings, but we're happy with whatever decision is overall reached.
He closes with this thought I do think if we're serious about the tavern idea we approach house Ghallanda, since we're going to be needing to work with them closely. House Phiarlan can help us with entertainers, and I'm sure I can work something out with the lesser known talent to perform, since that's sort of my job...

"Tell me," he asked, "does the personage who owns the property need to be the one who owns the establishment within it? Or could the property... what is the word... 'lease?'... Could the property lease the lower floor to the Ghallanda House, and let them own and operate such a tavern?"
That's as close as Zander gets to a head for business. Might save us some headaches, though. And free us up for adventuring without being so tied down to the business establishment...

Illendur thinks for a moment or two, We could do that as well, although I don't imagine the repairs on this place will be done anytime soon. What if we ask Goggh if he wants to come work for us, worst case he says no... he pauses another moment, thinking more, So what does everyone say about using the silver to fix up the building? At least get things started on the roof and structure? Maybe we can pick up a job from the elf and put aside some of the income to finish the place up?

That morning Illendur arms himself, leaving his armor stacked neatly in the tavern’s main room. I’m running errands today to get this place up and moving, anyone’s welcome to come with me to any of them, but fair warning, it is going to be a really boring day. I’ll be ending the day at the Keelhauled Dwarf, and trying to recruit Goggh into being our bartender and bouncer, that at least will be the last place and most not-boring. with that, the half-elf steps off and out the door!
The door swings open effortlessly as Illendur pushes against it, and sees yet another clerk behind a massive mahogany desk, who looks up at the half-elf, eyeing his blades with a mixture of curiosity and disgust. Another war veteran here to beg for work, no, wait, the note says rehabilitation work to do. This is probably some terrible shanty they stole the gold for… thinks the clerk.

One of my friends is a carpenter, well, he’s a Warforged who carpents, so he’s willing to do the up work, but we’ll need additional labor to complete the renovations and restoration of the building. As one of the co-owners is willing to provide labor, surely that works in our favor financially? the two spend time discussing the price, and the involvement of the co-owner in the repair process.

Illendur looks at the most comfortable as he enters this well-appointed shop, and without hesitation approaches the well-manicured receptionist who looks up with a hint of recognition. Good day, I’m Illendur if you recall. My companions and I have come into possession of a tavern, and need some signage which will attract the proper clientele in the North Ward. I’m hoping the family connection will work to sweeten the offer we would have to make to retain some artisans to design and craft something to tastefully draw the eye for a discerning, wealthy, and slightly more adventurous crowd in the District. See, the catch of the place is that it is Trollskull Tavern, complete with an actual Trollskull, and other adventurous stuffed beasts. A whole design would be tasteful, but on that edge for folks who never would think that such beasts could be slain but by the mightyest of hands. And we need a stage corner set as well. Again, tasteful, not attracting bawdy talent, but upcoming artists; which my house will provide. What are your thoughts? the half-elf concludes, hopeful his name will sway with the union.
No, I’m actually here for a proposition, the half-elf grinned, I’ve come into partial ownership of a tavern in the North Ward, and I think it would be just the place for new, emerging talent to perform. I’m working on acquiring a rather impressive bouncer, and my co-owners and I are rather capable. he continued grinning. What if we start new talent there, perform a few days a month, and see what the reviews or feedback are. It gives them a low-threshold entry to performing, and lets the house test them in front of live audiences. We market it as a place for emerging artists, and its a win-win for everyone! The name: The Trollskull Tavern, it has a Trollskull right in it! What do you say, they get a small cut of the door if any, and keep their tips from the crowd. We set a minimum of 1 SP a night guarantee for the artist, which should keep them working well, and if they are really good they’ll earn more than that…Thing is, we’re a touch short on funds for the moment, as the building itself has needed extensive repair from water damage. We have plumbers, plasterers, chandlers, and stonecutters in doing work, but that leaves us without enough coin to compile stock and finish the last touches which befit the neighborhood and clientele we hope to attract. Is this something we can work out to advance as a loan, which we’d then pay back out of the bar proceeds? he lets the question hang in the air…
Illendur wanders into the bar around sunset, nodding at the huge minotaur pouring drinks. He takes a seat at the bar, waiting for Goggh to come around to him. The minotaur eyes him up and down, taking in the lack of armor, but noticing the blades. Evening Goggh, I’ll have the usual, and I want to talk to you about an opportunity. No, no more drunk kidnapped nobles. See we’ve come into ownership of a tavern, and we’re looking for some help around the place. You’d be answering only to me, Ash, Jixel, Dok, and Zander - who you’d met a few days ago. Its a solid place in the North Ward, the Trollskull Tavern. We’re still working on getting repairs done and everything lined up with the Innkeepers’ Fellowship, but we’re on a good path. I’m working on getting the last of the money from either the Innkeepers or the ICA depending on how it goes. he pauses, taking a long drink of the ale placed before him. So, what do you say?

A good omen! Jixel felt excited and renewed after some time resting in their new abode. Even Peekee the chicken looked to have settled in well. Actually, something about the feathered familiar felt different. The ratfolk could swear that Peekee's first chirps this morning had sounded more like "fate, fate, fate". Auspicious!
Anyway, Jixel wasn't the most convincing character, nor was she very good at negotiating with people much taller and less hairy than her. Thus, she decided to let Illendur go and do as he thought right, without her. Instead, she'd mentioned to her new housemates that today her chicken and her, would be going through the property again and appraising anything of value, and conducting other research. "Research" might have sounded like investigation or book-reading, but by now the others would know it probably meant tossing some bones on the floor and making unjustified assumptions.
"Hello friends! So anything we don't want that's here, we should move to sell on. I can help price everything up!"
She has +9 for appraise. Would it be ok to spend the day valuing up all the bits and bots in the property that we don't need?

The halfling behind the desk looks skeptical. "Is this warforged a Guilder?" On hearing that he's not, the clerk shakes his head. "Amateurs are more likely to get in the way than be of any help. Let's talk about what exactly you need. Roof replacement and water damage? Definitely doable, I can think of a few Guilders coming off a project this very tenday. But as to the specifics..." The halfling is an expert haggler but Illendur can tell he also knows what he's talking about, and soon they're looking at sketches the clerk has made just based on Illendur's verbal description. It takes some time, but eventually they agree to have some Guilders come out and take a look in person.
Let's do a Diplo roll, Illendur. Call it DC 17? In spite of the clerk's somewhat negative reaction to the idea I'll say that Zander's assistance already cuts 20% off the bill as his involvement shortens the project by about 1/5.

It has recently come into my possession, and my co-owners and I would like to re-open it.

Illendur looks at the most comfortable as he enters this well-appointed shop, and without hesitation approaches the well-manicured receptionist who looks up with a hint of recognition. I’m hoping the family connection will work to sweeten the offer we would have to make to retain some artisans to design and craft something to tastefully draw the eye for a discerning, wealthy, and slightly more adventurous crowd in the District. See, the catch of the place is that it is Trollskull Tavern, complete with an actual Trollskull, and other adventurous stuffed beasts. A whole design would be tasteful, but on that edge for folks who never would think that such beasts could be slain but by the mightyest of hands. And we need a stage corner set as well. The pretty half-elf receptionist sends Illendur right up to the owner of the shop and representative of the Order. She, a full-blooded elf, looks up with a smile as Illendur comes into her office. "Illendur! How are you?" Illendur knows the woman peripherally- her branch is more on the fine art side than the entertainment side of things, but they have been introduced. Once they get down to business, Illendur finds her professional, capable, and even better- his name alone gets them the work at cost, without the Order's exorbitant markup.
"We have plumbers, plasterers, chandlers, and stonecutters in doing work, but that leaves us without enough coin to compile stock and finish the last touches which befit the neighborhood and clientele we hope to attract. Is this something we can work out to advance as a loan, which we’d then pay back out of the bar proceeds?[/b] he lets the question hang in the air…
The clerk nods eagerly. This sort of arrangement was fairly regular for House scions. "Of course, of course, my lord! As a member of the House, you will receive the preferred rate, a mere six percent per annum. Once we see something in writing the House will be more than happy to extend you the funds. Illendur wanders into the bar around sunset, nodding at the huge minotaur pouring drinks. He takes a seat at the bar, waiting for Goggh to come around to him. The minotaur eyes him up and down, taking in the lack of armor, but noticing the blades. Evening Goggh, I’ll have the usual, and I want to talk to you about an opportunity. No, no more drunk kidnapped nobles. See we’ve come into ownership of a tavern, and we’re looking for some help around the place. You’d be answering only to me, Ash, Jixel, Dok, and Zander - who you’d met a few days ago. Its a solid place in the North Ward, the Trollskull Tavern. We’re still working on getting repairs done and everything lined up with the Innkeepers’ Fellowship, but we’re on a good path. I’m working on getting the last of the money from either the Innkeepers or the ICA depending on how it goes. he pauses, taking a long drink of the ale placed before him. So, what do you say?
Goggh grunts. "I dunno. North Ward's not really my kind of place. I'd stick out a fair bit up there. You sure you want someone like me hanging around? Probably scare off some of your potential clientele."

Dok, you can present the note at any House Kundarak branch and they'll open a line of credit for you. Then any merchant or Guild you want to do business with can just go to the bank and get their money from the bank, drawing from the ir'Cassalanter funds provided to you. You can just say what you want to do- new location, furniture, supplies, whatever- and we'll say that as long as it's related to Dok's clinic you get it. It's just fluff, so do what you want without going crazy. :)
