Ok, as for DC's...
They will remain as listed with the following change: masterwork versions require the addition of +5 to the DC.
So, for Zoli's requested MW scimitar, the DC is 20, and cost 105 gp of materials, not counting any crafting fees associated (not assuming Baern is volunteering his services as charity).
As such, Baern cannot Take 10 and achieve the DC, he would fall 1 short. If he had masterwork tools, he could. That'd make 1 days worth of work equivalent to:
21 x 20 = 420 / 5 = 84
Total needed to craft item: 150. So just under 2 days of dedicated work.

You think I'd be that cruel, Crusty? I see nothing in my reading of Artisan's tools saying you have to have specific tools for each craft, especially ones so similar.
MW Smithing Tools will cover your armor smithing, weaponsmithing, and blacksmithing. You will need MW Fletcher's tools for your bow making skill.

I wasn't figuring you -were- cruel, Its just how the rules go - you need specific tools for specific crafts. I've already purchased 4 sets of tools (Well, crafted) - Armorsmith's Tools, Weaponsmith's Tools, Blacksmith's Tools, and Bowyer's Tools, if you look at my inventory under "Other".
I.. have quite a bit of equipment as you'll notice, so a little bit of weight won't bother me. I mean I'm already carrying 260 pounds of equipment, whats another 5? :P

Adamantine per RAW can take around a year to craft. Which is just dumb.
I'd recommend everyone pitching in for a Traveler's Any-Tool instead of slapping down gold for multiple tools. Also, Bærn is technically right: you typically need separate masterwork tools for any given profession (although it seems silly to me you couldn't just get mwk blacksmith's tools to cover smithing crafting).
I do intend to be a good little Red Wizard and pick up some item creation feats, btw, likely setting up a full on Red Wizard Enclave in Sandpoint at some point. Having Bærn capable of churning out masterwork quality items on the regular would figure prominently into that enterprise. Will take on students and merchants (via Leadership) to keep the place fully staffed. I haven't really given the Downtime stuff much thought yet. Most of my posting time has been snuffed out, unfortunately.
Attempt #3: Xamarath is taking the gold dust. Scroll of burning hands (3rd level—187.5 gp) can be sold. And the wand of shocking grasp (28 charges—420 gp) can be sold, as I have no intention of using either.

I fully support and even encourage y'all to utilize the Downtime rules for establishing yourselves in Sandpoint.
And Golarions first Red Wizard Enclave being established in a small little town is funny to me. Who knows, maybe you will turn this little blip on the map into the next major city of Varisia!

If the latter, we should just get the mwk tools -- especially if Thron houserules that there are generic smith tools that work with blacksmithing.

I am definitely willing to house rule in the generic smithing tools as I stated above (won't work on bow crafting though, need special tools for that). There are no other magic items in town currently either.
For special ordering metals, it is possible, but would likely need to talk to your local smith to find out where he gets his minerals, which, ooc, is indeed from Magnimar. When I get to my big update post in the next couple days, I will hash out all this downtime information for you all and progress forward. No guarantee on the amount of things you can get made before I progress, but we shall see.

Rounding off my spending; I'll try and buy two potions of cure light wounds , put a 50 gp deposit down on those armbands of the brawler, and happily make contributions towards the wand of CLW and tools for Baern.
In other news, my wife and I will be going on a two week road trip through Sarawak commencing tomorrow. I'll try and post as and when I can, but that's likely to be very sporadic - we aim to spend a lot of time hiking and camping in the jungle. Please DMPC me as needed until I'm back.

The scimitar is of relatively standard design, being a curved blade with one the outward edge being razor sharp and the inward edge being flat - The hilt is ornate and brass-plated featuring a hand-guard. The pommel has a small, circular indentation that sits currently empty, awaiting for something to fill it - while the blade itself has three small, aesthetic notches in the blade - as well as various odd runes in the Dwarven language.
The buckler, meanwhile, doesn't have anything particularly fancy as part of the design.

Wand: Infernal. I don't think anyone objected. And I think Xamarath is the only one who can cast it without UMD so he should carry it, unless anyone objects.
Morythene: if you were to ask Zoli about the two stores, she might have something to say about them. Or not, knowing how her Know(local) rolls have gone so far...

So what would be required for Xamarath to begin the process of taking the Glassworks off of Ameiko's hands? Given that daddy dearest was turned into a glass statue at the hands of her (also killed) brother in that very place, I can't imagine she relishes the thought of frequenting the spot.
Xamarath, on the other hand, would be very eager to get his hands on such a large place. He needs some noteworthy facilities in order to establish a Red Wizard Enclave in the future. Could convert the glassblowing facilities into a full on artificer's laboratory (complete with a proper forge for Bærn to take advantage of). There's plenty of room for future students, staff, and visitors. Plus, it comes with a kickass Thassilonian ruin in the basement!
Think that might be my immediate long term goal. I would even be willing to simply run the place for Ameiko until other arrangements can be made. Xamarath doesn't know the first thing about operating a glassworks, but he is decent on the sales/transactions end.

My plans got shifted around a bit for today, but I will look into it and get back with you on the glassworks as soon as I can, but will be sometime today.
As far as what it's purchase would include: I'll have to think on it. But whatever I decide, we can go ahead and say this "negotiation of sale" took place during the downtime.
Edit: ok, did some number crunching. Keep in mind that several of the rooms in the glassworks are made up of combinations of the same room type to get to their current size, such as the store fronts and actual factory. Below are the room listings for the factory, followed by (how much they cost)/(how much they earn). I did these figures in gp, as I don't intend to delve into "goods" like Labor and Influence.

Ameiko, given her recent loss as well as a lack of interest in the facility, is willing to sell it at cost. She is also open to arranging a payment plan. She ultimately just wants to put all this behind her, because despite the fact that she wasn't close to either of them, Tsuto and Lonjiku were her only family and she is grieving. She also never had a desire to operate the family business.

Forgot to include staff. Which, unfortunately, was essentially killed to the man by the goblins.
Fortunately, my understanding of the rules is that the business is staffed with generic employees to perform the basic day-to-day operation of the business. However, should you take interest in staffing it as Old Man Lonjiku had...
You would need:
2x Craftspeople. 400/8 (Staff of 6)
1x Bureaucrats. 200/4 (Staff of 5)
Laborers. 70/2 (Staff of 5)
So another 670 to permanently staff it with experts, for another +14 on your earnings. Which is essentially 2 gp, 4 sp per day by Taking 10 (as you roll for Teams separate from buildings). So another 12 gp per week (85 total), or another 48 gp per month (340 total). It would take 6 days to recruit them all.

As far as the catacombs beneath: when that part of the discussion is brought up, Ameiko claims that, as far as she is concerned, they are part of the property.
When the discussion officially involves the Sandpoint Mercantile League (who is responsible for the start up and sale of businesses, land, and property in the area), Ameiko helps push this along thanks to her now 1/4 stock in the company. The only condition to amending the original deed to include the ruins is that the owner is responsible for keeping the catacombs safe and free of any threats to Sandpoint's safety.

I noticed some Fort saves going on in all of those rolls. Just FYI Zoli now has the Swashbuckler's Charmed Life ability to add +4 to 3 saves/day as an immediate action. Let me know how you want to do this (since it's supposed to be decided before rolling). I'm happy to give you some rough heuristics as to when I would want to use this, if helpful.

OK, taking this to OOC to discuss raid strategy.
Conditions:
- Our foes are sneaky and can see in the dark
- Half of us (Eugeni, Baern, and Morythene) can see in the dark while the rest will presumably need light.
- Some of us (Zoli, somewhat Morythene, likely Shalelu) are sneaky, but at least one of us wears armor made entirely out of cowbells and car alarms.
Possibilities I see:
1. Full frontal -- light a torch, and walk in singing Dwarven war songs.
2. Scout/snipe now -- try to gain tactical advantage...possibly splitting the party to gain it.
3. Wait until morning -- scout/snipe right at dawn.
(1) Seems to just give too much away...though Zoli does know a great Dwarven war song.
(2) Seems like the right idea...but a bad time of day to do it. They only one with both Stealth and Darkvision is Morythene, and his isn't the greatest Stealth. I feel like this option leads to either a fight while we're split, a fight in the dark, or both. Once we're in battle, we have plenty sources of magical light...but I think it opens us up too much to sniping from tricksy little goblinses.
I vote for (3). We can have a sneaky few (Shalelu, Zoli, and possibly Morythene) scout ahead, with the noisy folks hanging shortly behind, and then better assess our options. If we get lucky, dawn's a sleepy time for the goblins. If we go this route, we'll need to make camp at a hidden spot of course, and set guards.
Other options/thoughts?

Bærn votes for (1) obviously. He's willing to be the party light source too, if someone wants to cast Light on his helmet.
He's not too fond of camping near goblins. He'll be up all night, unable to sleep, watching out for them, while insisting on staying in his armor the entire time. Should he do that, I assume we'll be using the same rules for not sleeping as we did in Reign of Winter, found here, courtesy of Rob. Unless, of course, Thron says otherwise.

Hmmm, I wonder if -- with the right knowledge of Dwarven bedtime tales, and maybe some ghost sounds of a soothing forge burning -- Zoli might be able to help Baern sleep for a few hours while others take a turn on watch.
Baern may be a painfully stubborn dwarf, but Zoli can be a very persuasive halfling...

Eh? I have no idea what those numbers mean. It's hard to tell the shape of the thing we're dealing with due to the way you've done the map. We're seeing a giant twenty foot tall roughly circular thicket of thorny stuff right?
If so, I'd still suggest circling around it first, then sending Baern in with us 40 or 50 feet/10 seconds behind him.

Well, yes, currently you are in a clearing of twenty foot tall brambles. They are too thick to see through, and it's hard to gauge what is beyond without some scouting. If I were to reveal the whole thing, shadowed, your current area of visibility would still be limited, and you'd have to zoom way in to see yourselves, to the point you will be losing lots of resolution. When I get home I'll post that version so you see what I mean.

Based off that larger map, I'd say send Baern and Kala left/west down that Bramble passage. They take single moves forward once per round. Count to twelve (giving them a head start of 40ish feet) and then the rest of the party follow them taking 10 on stealth. That puts the rear group at DC 14 to be heard (base of ten thanks to my breastplate, +4 for the distance). The steel-clad beefcakes can spring any traps or ambushes and then we'll show up to re-ambush whatever ambushes them.
That or we wait until full dark and send Zoli in alone with her +13 stealth to check it out. Too bad she doesn't have darkvision.

This is likely a reason to sleep til dawn and then scout.
And (less practically) a reminder to bemoan the tragic loss of infravision when 3rd edition came along and got rid of Stout halflings. So close to actually being great at sneaking...

Light I presume. It shouldn't go more than 40' if we use a light spell (20' normal light, 20' dim light, right?).

Certainly, goblins are likely more nocturnal anyway. So it would make plenty of sense to wait.

@ DM Thron. Thanks for the catch with the potions. Consider his proclivities for the darker side of life, let’s say Morythine purchased them from Pillbug.
@ fellow adventurers. Regarding the attack on Thistletop, Morythine would naturally favour a night attack, given that like the goblins he suffers in bright sunlight. However, seeing that Zoli and probably Shalelu outstealth him, he’d be happy to follow their lead. I’d agree that dawn makes a good compromise. Sending smelly Baern up ahead to draw the fire and attention of the goblins seems appealing enough to Morythine.

Oh I'm sure Baern would be enough of a distraction to allow them plenty of stealth. My smell would cover their scent, my obnoxious yelling would cover the sound of their approach, and as long as they stay 40 ft behind me, they won't be within the Light spell, so the first thing the Goblins would see, hear, and smell is Baern all the way.
But if Baern is out voted then thats that. He'll end up grumbling and staying awake all night. His tactics will stay the same in the morning, though.
And technically, Shalelu should get a vote, since most/all of our group cares about her opinion, even if she's an NPC. Even Baern would value her opinion, despite the fact he'll probably make fun of her for being an elf regardless.

Wait for dawn. Send in Baern and Kala. The rest of us follow at range. Zoli might be stealthy but without concealment from the darkness (which she wouldn't have against the goblins anyway due to darkvision), she's going to eventually get auto spotted and picked off. What advantage does sneaking/scouting give us anyway? No one has sneak attack, we suck at finding traps. We are a hammer, not a stiletto. Might as well spring the inevitable trap/ambush with the steel head of the hammer rather than the wooden shaft.

I'm cool with that, with a friendly amendment of taking Xam up on letting Crichton scout a bit in the daytime as well.
I agree that Zoli getting too far out ahead could be trouble...though I do think she'll be a reasonable trap finder with +8 Perception and +12 Disable Device (though no ability to disarm magic traps).
