Kreagor finds and identfies a potion of darkvision, a scroll of barkskin, a scroll of ghostbane in the lockbox.
While Lialda is harvesting the spider, Garri calls out that she has found an abandoned hopeknife sitting on one of the shelves in the bookcases to the northeast. Its blade bears the inscription, “For Rodrik, my love.”
In addition she discovers a false back on the bookshelf. Moving it aside reveals small cubby behind the false back that holds an ornate gold coffer studded with numerous gems.

Sarada nods to himself as more is uncovered in the rubble. "Lady Brinya will be most please to have that memento back, and Lady Tyari will also most likely be very happy if we bring her back those jewels."

Kreagor will walk up to the door. Checking for traps on the way and open the door if he finds it free of traps.

Having finished harvesting the parts of the spider that would have some value Lialda rose and said, "The next room it is then." Hvita, a bored little fox from lack of activity the last few minutes, yi'd at Lialda to hurry up and move along.

Most of this room is in shambles, and the western wall has collapsed in a heap of rubble. A staircase to the northeast leads to a wooden loft upstairs; the area beneath the loft is filled with fallen beams, jumbled bricks, and other debris. As Kreagor rounds the corner two creatures with what looks like a hundred legs slither out from the darkness in front of him. The lengthy, segmented horror writhes and twists, pulsing its venomous mandibles in search of prey -- a hobgoblin!
Quick note on the layout. You are all in a hallway and can't directly see/reach the enemies from from your current position. One is in front of Kreagor on the west side while the other slithered down from the floor above and is on the steps to his south.

He's right, we need to back up and force them to come through the hallway so we can deal with them one at a time!" With that the half-elven witch backed up so that they could all move back a bit and funnel the centipede's down the narrow hallway, a spell ready on her lips.

The centipedes do not intend to wait like Renliat and Lialda and the first one opens its mouth and has full intention of devouring Kreagor. Intention and action prove to be two different things however, the creature's attempts to bite Kreagor do not even come close.

Feeling Garri's hand on his back Kreagor utters "Thank you and the Lady" under his breath before steeling himself to retreat.

Kregor can move west, but I don't think you can 5' step through a hard corner like that.
Kreagor misses and takes a step backwards. As he does so he tries to avoid the giant centipede but it was already anticipating this retreat and snaps at the hobgoblin, missing. The centipede moves forward and snaps at Kreagor again, but he proves more elusive than he looks as he misses again.

We're still missing Lialda for round two. I'll delay red to group it together with orange to speed it up.
Sarada slash is pulled short to avoid hitting his companion and misses the target.
One centipede hesitates as Kreagor falls back, pausing a moment to consider it's options.

Lialda stepped over so she could see down the hall better and took aim at one of the centipedes. With a few words and a gesture A conjured ball of snow congealed in her hand and then went flying at the centipede.

Garri's bless seems to end the continued drought of whiffs from the party. Kreagor's slash barely reaches the centipede, but has enough force to cut it down in a single blow. After the hobgoblin turns and moves behind Sarada, the second centipede slithers down the hallway. When it closes within striking distance of the gnoll the centipede attempts to sink it's venomous teeth into him, but fails to strike home
Renliat now can see the centipede. Was he readying an attack?

Sarada's yip shuts the yap of the centipede down. After quite a bit of positioning and backing up down the hallway the group puts down the pair of centipedes in rapid succession. With the threats dispatched of, the party heads up the stairs.
Most of this wooden loft is still standing—this is the only remnant of the building’s destroyed second floor. The roofless chamber is completely exposed to the elements and filled with soot-covered debris, fire-damaged furnishings, and charred wooden beams. A large, soot-covered brass statue of a goddess with a longsword in one hand and a kite shield in the other stands precariously on the northern edge of the platform above a rickety flight of stairs.

The statue is still in good condition, just a little dusty and could easily be cleaned and reused for prayers once again. With the upper floor fully explored, the party checks out the collapsed stairwell on the northern section of the ground floor. The wooden staircase here that once led to the upper story has all but crumbled to ashes. The northern wall has collapsed, and the floor underneath has sunk entirely, leaving a dark, gaping hole in the ground surrounded by rubble.
With the entirety of the first and second stories explored, the only remaining areas are down below you.

Looking at his companions Kreagors asks "So do you guys want to go through the trap door in the bed room or go down the stairs?"

Lialda had little interest on the statue they found upstairs, she was more concerned with making sure everyone came through the attack by the centipede's alright. When the exploration was finished and wounds tended she nodded in agreement about heading downstairs, "I think that going down there is the correct next move, as to how we get down there, well, I'm not sure. Which would seem the safest for us to use?"

"Well, then since the trap door seems more interesting, I suggest we go there first and investigate it."
With that Kreagor will move to the trapdoor in the bedroom and look it over.

Kreagor doesn't note any traps and opens the door to the floor below. The door protests slightly, creaking loudly as it is opened. Ten feet below is a dark 15'x20' room. Embedded into the floor of this chamber is a ten-foot-diameter granite emblem of a faded gold and white longsword. Four passages lead out of the chamber in different directions. A portcullis blocks the southern exit, and a sturdy wooden door leads west. A ladder in the southern corner of the room leads upward, and a small chest and decrepit bookshelf face one another from opposite walls.
Note: There is no light down below. Kreagor has darkvision so I detailed it above.

I guess there's not much choice here, may as well take the leap instead of the stairs
"We may as well go down here, if there's anyone here the stairs will be the obvious place to post a look out, and this gives us some options on what to do once we're down there."
Adjusting his shield and getting a good grip on his sword, Kreagor crouches beside the hole.
"I suggest Sarada and Garri follow after me first. See you guys down there"
With that Kreagor will drop the 10 feet to the floor below.

In a whisper, Kreagor says "I am going to check the chest out, why don't one of you look at the shelf?"
Kreagor then moves over to the chest slowly, shield and sword at the ready, trying to keep quiet and looking down the hallway to the east as he does so.

With the way down apparently safe Lialda picked up Hvita and put the fox in her pack. The furry fox readily scrambled in and then poked her head up out of the top as she kept watch. that accomplished the half-elf made her way down the hole carefully and joined up with the others in the room below. She looked around carefully to see what there was to see as did the fox from the safety of the pack.

Kreagor doesn't pick up any immediate threats nearby and signals the group to silently inspect the room.
Next to the closed portcullis there is a lever on the wall which you assume will lower or raise the gate. The ladder in the corner can be used to climb/descend from the trap door above. There is a circular seal on the floor that depicts Iomedae's holy symbol, something you have seen numerous places around the town before and is quite easily identifiable. Searching the bookshelf reveals that most of pages were once Iomedae's holy text, but appears to have weathered over time.
Garri and Kreagor deem the chest to be safe and open it cautiously. Inside are numerous items: 1 ounce of sovereign glue, 2 doses of universal solvent, 50 feet of silk rope, a disguise kit (with 6 uses remaining), a set of thieves’ tools, a noble’s outfit, a signet ring, and coins totaling 237 gp, 155 sp, and 55 cp.

Renliat stares at all the treasures for a moment. "Wow, you think somebody would have come back for these. Yes, the door sounds like a good idea." He says in that expectant wizardly "Well I'm not going first" kind of voice.

"Um, plague?" Sarada flatly says in response. "Also very likely cursed."

I'm going to take 47 gp, 31 sp and 12 cp. And the 50 ft of silk rope if no one else wants it

Kreagor will go over to the door, inspect it for traps and try to hear if there's anything on the other side.

"It sounds like there's some thing on the otherside" Kreagor whispers to the others."I am going to open the door and then stand to the side so we can look in without entering"
Kreagor then opens the door while standing to the side of it to give his friends a good view into the room.
