Avril can charge him from her current position as long as noone else steps in between right? Or does the corner prevent it?
You can charge, but I'm going to say you can not Ready a Combat Action outside of combat. As long as you have a reach weapon and no one else steps in the way you are good.
I'll admit I'm a bit influenced by the picture..in case he isn't wielding a crossbow I'd like to change to a preposition and move him north to me, so that the rest of the party can get easier access to him
Indeed, the guards, (at least the common ones), are walking around with a loaded crossbow, though you can also easily see they do have a scimitar at their belt as well.

The guard does his best to try to wiggle away from the dwarf that seemed to come out of nowhere, but has little luck.

Roderick will stick with the plan and hurls his second bomb at the pile of supplies and then moves back to the doorway.

Seeing his companions are attacking one of the guards, and with no other target, Maldrek unseaths his magic missile wand and attacks the same target as Caith and Thoril.

Sorry, I was waiting to see if Thoril was going to continue his action, basically preventing Avril from her plan.
Thoril rushes in and cuts down the guard Caith has locked down with little effort, followed nearly immediately by a magical bolt from Maldrek for good measure. While not dead, he's not enjoying life, or rather will not be if he manages to wake back up.
Roderick hurls another bomb, easily igniting his target, and within a few seconds, you can hear multiple smaller explosions in the area of the growing fire as ignitable liquids begin to catch fire. The minor magics of the room intending to control the flames here are far too little, and it's easy to tell that everything in the warehouse here, and likely the warehouse itself is ruined. Because of the multiple fires, smoke is beginning to fill the room, and while it's not yet enough to cloud your vision much, it does burn your lungs a bit and cause you to cough.
Outside
The large Half-Orc woman and her pet quickly make their way towards the door, hearing the commotion and seeing some of the first signs of smoke coming from the building. She calls out to the guards inside to report, and you can hear one of them closer to that door explain that there are intruders and everything is on fire. "Get back in there and bring me their heads you coward!" she barks, and the guard obeys, cautiously making his way back in, his crossbow ready.

Hearing the explosions, but also seeing the Half-orc nearby, Barth attempts to stealthily swim over to the shore and grab his gear.
Swim is 1/4 speed, Stealth is 1/2 speed, so I probably just get to my gear. GM's call whether I have enough actions to actually grab it right now (probably not).

"We should deal with the guards first, then leave." Avril says at the same time as Cryxial starts moving forward, further into the warehouse, hoping to avoid the sea of flames. Seeing the guard she gets out her hammer and readies herself to swing. Cryxial runs up to the guard and tries to bite him while he's surprised while Avril brings her hammer around in an overhand movement to crash into his head.
Bite Cryxial: 1d20 + 5 ⇒ (5) + 5 = 10 damage: 1d6 + 5 ⇒ (4) + 5 = 9

Honestly, I can't really recall where you noted you wanted to stash your gear, but if you'd like to give me an Acrobatics check to run and jump over, I could see that working for a nimble little GunBarb leaping over while the others are distracted.
CryxAvril rushes towards the other guard, a bit surprised to see her and her pet coming out of the smoke, he nearly drops his own weapon and turns tail in a sudden panic. Cryxial goes for a bite, but he manages to dodge back and out of the way, but throes himself off balance just long enough for Avril to cave in his skull with a luck shot, but that's all she needs as he drops to the ground. From outside you can hear the cruel female voice bark out "What's going on in there!"

Roderick hears the voice of the woman from the south.
"People, the plan was not to stray deeper into the warehouse.
Please exit to the north immediately!"
He consumes an Expeditious Retreat extract and opens one of the north doors behind him, enough to escape should the whole place ignite...which looks close already.

Ok, backing up a little bit, what is the plan right now. It seems some people want to flee and others to explore more. You know that in the other areas there are other roaming guards, and you also know that right now, they are somewhat alert to what is going on. So far, you are not certain if you have done enough damage to make a meaningful impact on the war effort against the Pathfinder Society, but it wouldn't be too difficult to sneak away.

As the Half-Orc woman and her pet disappear into the warehouse, Bartholomäus gets to his stashed gear and begins to strap it back on and grab what e needs, then circles around the pathway to meet the rest of the group out front.
Just as you all come together and begin to explain what just happened, the door to the warehouse burst open, followed by the warrior woman's armored foot. She and the hyena both flood into the street, escaping the smoke and heat. Just as she comes out into the cool air, her hateful eyes lock onto yours, and she lets out a guttural growl before calling for the others guards to come to her aid.
Behind you, you can hear another door being unlocked from the inside, and it slides open, revealing a single guard at the ready, but surprised to see you so close.

Bursting loose of it's tethers, and rushes at Barth, leaping up to bite the large Mawg in the shoulder (it was going for the neck), and then as Barth pushes it off, it attempts to go again for the leg tail, hoping to pull him off balance, but failing to get a good hold this time.

You didn't move your token. I moved it behind the hyena. I hope that's alright. It won't provide flanking this round due to Bartholomäus being flat-footed, but it will for next round.
