Got a Paladin/Cleic ?
Put the Succbi den in the Cathedral !
last place they'll think to look and the cleric/paly are going to take serious offense to such a desicration under thier nose :)
"Why are all the acolytes wanting to go down to help with cleaning the acient archives below the cathderal ? and why the hell do they look so satisfied afterwards ?"
"Umm.. there just so happy to be serving our lord ...cough.."

The only issue I have with that is the Paladin's / Cleric's God would do something about it.

thats where you setup a morale paradox where for the even greater good they can't put an end to it .... right now.
once the story arc is finished you could let them come back and kick some oh so sweet ass.

Ok, here's a metagame question with all our clever plots.
What 'outs' the demon?
IOW, what clues do the players get that it's not what it seems?
Now that said, yes she's going to have red herrings and false leads. It's not going to be easy to find her (see: immortal genius level creature) but she's going to make some mistakes.

If you really want to screw with your players have the succubus be one of those rarest of rare things...
Reformed.
Perhaps she started off evil but slowly over the centuries of despicable acts she began to feel doubts about her nature. Then one day she was summoned through a Planar Ally spell and as her payment she chose freedom. Now free to roam the lands she realised that she rejected evil. She wandered aimlessly for a few years until she found a temple of Sarenrae and revealed her origin to the priests, begging for help.
They handed her a mop.
Since then she has wandered from job to job under the auspices of the Church of Sarenrae doing good works and selflessly helping the less fortunate. Hell, if you really want to have fun give her a few cleric levels and an aura of good...
Now she runs an orphanage because she genuinely loves the children (and not in that kind of way). She is fiercely protective of her charges and is happy with her life.
Except of course her demonic former masters are furious. They have sent their followers who have found her just a few days before the PC's arrive. However, it is not enough for the Demon Lords to just kill the Succubus, they want her humiliated, with all her good works corrupted or torn down. So they have gone around town making it look like a succubus is on the loose through judicious uses of spells.
To make matters worse a group of zealous inquisitors have begun an investigation and through divination magic they have located the succubus as living in the orphanage. Unfortunately the cultists have also headed there to burn the orphanage (leaving fabricated hints that the succubus was responsible).
The PC's will arrive to see the inquisitors battling the succubus (in her true form after a dispel magic was cast) who is desperately trying to get into the orphanage to save the children from the flames.
A few hints should be dropped to the players to make it look like things are not what they seem, especially if there is a Paladin or Cleric of Sarenrae in the group. If they kill the succubus then there should be severe repercussions from the temple of Sarenrae who will not be happy. Maybe a follow up game where the players have to infiltrate the Abyss to rescue the succubus?

Oh, just go a step further.
She *fell in love with someone she was supposed to corrupt.*
Dudley Do-Right, her target, did indeed fall from grace, and is no longer a Paladin, but he's still good-aligned (if a bit more freewheeling, having stopped his fall around Chaotic Good-ish, with a level in badass), and she's requested that spells like Bestow Curse, Geas, etc. be used to forbid her from doing certain actions, willingly defying her very nature to remain with him.

Yup that works as well. Set up a beautiful redemptive story arc about the power of love and then let the players completely screw it up.
I might have to use this...

In one of my games I'm planning to have a reformed succubus (with Master Craftsman, Craft Wondrous Item and Craft Construct) who lives with a vampire elven cleric (who, incidentally, worships the succubus) living on an island of eternal shadow in an old temple. Beautiful statues, a well constructed temple, and they're seen as the nice aunts of the children of the nearby town. Except that the church priest doesn't trust them, and when a child goes missing...who does he blame?
