As Jubrayl rushes towards the front (NOTE – the sinspawn creature has a 10’ reach, and by leaving the threatened square and coming in close, Jub has triggered an AoO. So, the sinspawn failed at a Disarm attempt; this should also trigger an AoO, but since Jub’s reach is 5’, there’s no target till he finishes his move action), the ransuer flashes out to push the axe blade out of the aasimar’s hands, but to no avail. Jubrayl strikes true.
The creature flings its weapon down which crashes with a hollow clang onto the smooth tunnel floor. Consumed with wrath, it tears into Jubrayl with claws and slavering jaws. His armor shelters him from the worst, but one claw manages to get through (4 dmg).
Nicholae is the first to come to his friend’s aid, and his weapon also smashes into the gibbering creature.

Lleidr rockets forward like a shot, and skids underneath arms of the front fighters locked into a fierce battle with this living nightmare. Turning around, he fires towards the creature’s back, who bellows in pain.
Hakak steps forward and also swings at the sinspawn, but the nimble thing ducks under the blade.
Selia doesn’t have a clear shot at the creature.

It's a confusing rule. So, if you fire into melee, you're very often going to have an 8 point penalty, right? So, in most cases, your Precise Shot feet is only getting rid of the half of that penalty, unless you happen to be lined up on a perfect diagonal. Ugh ...

Since the sinspawn moved before Lleidr, once Lleidr managed to slide through the melee, he ended up flanking and within 30' of the sinspawn, so his arrow can count as a sneak attack.

Not wanting to risk harming his companions with friendly fire, Lleidr will keep hold of his bow in his right hand and free-action draw his short sword with his left. With a reckless grin, he'll 5 foot SE into melee range. Hopefully that will help flank with more than one member of the group as his sneak attack stabs at the monster's back.

The sinspawn lashes out, focusing this time on Hakak, and a single claw swipe catches the half-orc by surprise (5 hp dmg).
Nicholae’s next blow takes the creature down, who crumples into a twitching, gasping nest of bony limbs.
(NOTE: I don’t think Lleidr’s prior attack counts as a sneak attack, since flanking has to be melee. The target wasn’t flat-footed, and Lleidr wasn’t concealed, so maybe I’m missing something, but I don’t see how that attack would qualify for the sneak attack bonus. I also didn’t upload a new map image, since this combat is over.)
Other than his ranseur and ragged clothing, the sinspawn carries nothing else.

I kinda wondered if I was misreading something. The Flanking section starts off describing it as a melee attack, but then the Sneak Attack section states ranged attacks can count as sneak attacks (only if the target is within 30 feet). I'm guessing the correct interpretation is that ranged attacks can count as sneak attacks if the target is denied a DEX bonus (whether they have one or not) and is within 30 feet?

From the look of the map, the sinspawn was lurking in a loop off the main tunnel, but I'd like to poke around it, just to make sure there's no side passage we should be aware of. Lleidr will, of course, keep his eyes peeled for the One True Ring or whatever else might be scattered about :)

The sinspawn’s cave appears to be a dead-end affair. However, from the main tunnel, the second branch on the right leads to a ledge of sorts, where the stone work is squared and finely finished, although caked with dust. The main tunnel itself continues north beyond the glare of Nicholae’s mystical spell of light.

The tunnel leads into a square room, of ancient make, whose west wall was torn down at some point in the past to make access into the tunnel. The smooth square tiles of the floor are covered with mounds of rubble, the pieces of which look like bits of urns and other shards of broken pottery. A decayed door of old wood is set into the north wall. There appears to be nothing else of note in the room.

From the dust and the condition of the door, it doesn't look like this way has had any traffic lately, but just to be sure, Lleidr will give the door a once over for traps then try to open it.

The door doesn’t appear to be trapped or dangerous in any way. There’s also no noise to hear. It opens despite decayed hinges, and a corridor opens up in front of you, which turns to the left. The difference in the worked stone making up the walls, floor and ceiling here versus the rough tunnel is striking. The walls are etched with numerous characters from some ancient, unreadable script. The air is thick with disturbed dust stirred up from your footsteps.

As more of the group catches up, Lleidr will ask, "So which way do you think we should go? This looks really old but I don't think anything's been down this way ac yn y man."

"Ned, I'm with you." Selia then hangs her crossbow on her hip and pulls out her buckler and spear. "I don't think I'll do much good in these cramped halls with that thing. If we run into something big, though, I hope one of the more heavily armored can take my position!"

The procession of squared, smooth tiled floors and rune carved walls continues another thirty feet to the west, before turning north, apparently parallel to the earlier roughened tunnel.
(NOTE: just curious, what do you mean by a rescue? )

Lleidr has no paper and, honestly, not much talent when it comes to the written word, but as he leads the way down the worked hallway, he'll keep an eye on the runes, looking for a break or change in them that might indicate a trap.

Peering around the corner proves that this ancient complex is proving to be a significant archeological find. To Lleidr’s right, another passage branches off and disappears into the gloom. However, straight ahead, the corridor opens into a chamber, whose size you cannot tell. However, you can see a sliver of a large red shape in the midst of the room. The shape is stationary. The back of this room may also open into a roughened area, possibly the original tunnel, suggesting a similarity with the first room you entered.
Straight ahead, the blessed light beaming from Nicholae’s shield is blocked by another worn, cracked door of wood.
The halls are silent. You hear nothing, nor see anything threatening or otherwise significant. The walls are periodically dotted with small mosaics and paintings, along with the same type of script as before, carved into the stone wall. The artwork alternates between a series of demonic symbols and pictures of tortures inflicted on humans, elves and dwarves.
