Crain, your turn is BEFORE Callie's. So, she can't rush to attack until AFTER you've gone. Go ahead and do what you would have done normally and Callie will rush the guy after you're done.
Callie, the man readied an action to throw the flask at the first person that advances on him. The moment you moved toward him, he'd throw it, so you'd technically get hit (assuming a hit) as you moved in to attack. And you're right, that would move him up before you in the initiative order.

DM, I was going to delay my action and continue talking until the baddies made an attack or a threatening move. The attack on any of us will trigger me to start attacking them. So, the attack on Callie should happen after her move, then I rush in and attack him, which is probably a miss.

Got it. Sorry for the confusion.
As Callie leaps forward, rage apparent on her face and in her attack, the man whips the readied flask toward her.
Ranged touch attack with bomb: 1d20 + 3 ⇒ (13) + 3 = 161d6 ⇒ 6
The flask flies true and smashes on Callie's collar bone. Immediately, her clothing and skin begins to hiss and steam rises up to obscure her vision a bit as the corrosive acid bomb burns all that it touches.
Callie gasps in searing pain and her attack on the man goes astray.
That was an acid bomb so you'll take 6 damage now and I'll roll again next round if the acid is still on you.
Crain immediately rushes in to attack the man as well, though the man just narrowly rocks back out of the way of Crain's club.

Hearing the racket coming from the chamber that two of his companions entered, Eleazar turns around, believing that Timeras has this chamber under control and steps into the next room (room A5, Hex M12).
A look of surprise crosses his face and for a two seconds he just stands there staring as acid eats away at Callie. He however quickly recovers and focusing his willpower once more, he pulls magic from the air and summons forth his third eye, letting a bolt of energy sizzle forth toward the unfamiliar man.

Hearing the deep tones of the voice beyond the door, Timerus quickly eyes the door with the chair and moves beside it , crowding the doorway that Eleazor passed through so he could see both Callie and Crain. Then reaching up to touch the key around his neck, symbol of the Master of Vaults, he intoned a prayer of healing and a burst of pure white light flashed out from him, bathing all...even the girl laying on the bed, except for the vile man opposing them, for he had been secluded from the positive energy in the prayer.

Spluttering and hissing as the acid tears at her skin, Callie just gets madder--but then she feels Timerus' blessing from Abadar wash through her. As she looks back toward the doorway, she sees Timerus move up--and then she sees an opportunity.
Hearing the voice from the other room talking about the "other door," she takes a careful step from Yargin and then incants a spell, rubbing her fingers in a little pot of oil in her spell pouch as she does so.
5 foot step to N13 I think, if I'm reading the map right. She then casts grease in front of the inner doors in the other room--squares M8, M9, N8, N9. Since Timerus moved he should be clear of the effect.

As Callie finishes her casting, a splash of shiny grease appears in front of the doors in the entrance room, beneath the legs of the table and chairs.
The man throws up his hands in surrender. Alright! Alright! Ya caught me. I'm done. I didn't think the crazy b~*!$ would actually come at me after she saw my bomb! Hurts, don' it?" He pauses for a moment...then suddenly starts stomping on the floor as hard as he can and screaming, "Gaedren! We're made! Run for it!"

Since we didn't really case the joint, DM, do we know the building well enough to have known there was the stairs going down on the left side of the map you posted? If so, Crain will exit the double doors he is close to, and head for the stairs. If not, let me know, and I'll amend my action.

"You! Get on the ground now or we won't give you a second chance. Hands on your head, forehead to the floor." Eleazar tried to be commanding as he spoke, focusing the crossbow on the man in the room and readying to fire it into the man if he did not do as was instructed of him.
It was clear that he was nervous about firing a crossbow and potentially ending a human life, but he charged the bolt with arcane energies nonetheless, his stomach turning as he reminded himself that this piece of filth worked with Gaedren.
Readied action to fire Crossbow at Yargin if he does anything other than what Eleazar asked.

Timerus hears the pounding steps of a heavy person running across the room on the other side of the wall. He braces his nerves, prepared for whomever might crash through the door any second. Giggles' double move brings him just to the door. Since his turn is actually before yours, you can change your action if you like, realizing that he didn't make it through the door.

Sorry for the delay guys. And yeah i had trouble reading the map numbers, the grease should basically be in the most obvious place you would put it within LOS. If the party needs to get through Callie can dismiss it, just ask her.
"If Gaedren's here, find him, we'll be right behind." Seeing Eleazar take care of Yargin, she says, "Tie him up."
She goes to the girl, kneeling down to check on her. She takes off her cloak, tearing away any part that still has acid on it (fortunately her face took the brunt of it), and wraps it around her. "You alright?"
Heal check, not Callie's strong suit but maybe familiarity with shiver will help... 1d20 ⇒ 17

Timerus leaps past Eleazar and thrusts his spear toward Yargin's chest, but the man manages to get his hands up in time to protect his chest, though the spear pierces his left forearm. The man shouts out in pain and then turns a hateful stare on Timerus, craddling his arm which is now dripping blood on the floor. "The Banker's priests are going around stabbing unarmed men now, I see. he spits with derision. "You'd murder me in my own chambers? You're no better than the meanest filth in Korvosa, you high-and-mighty solly slop." He drops to his knees and then onto his belly on the floor, careful to protect his arm. There! I'm down. You've got my bare back now, if ya wanna stab me there, too, oh holy one!"
Callie checks the shivering girl on the bed and finds her in the thrall of the shiver. The girl's mind seems a million miles away through those blank eyes. Other than that, she appears unharmed but for a few old bruises here and there.

Crain looks around, surprised no one had followed him yet. He is virtually shaking with anger, but his first thought is that the two men had betrayed their word about surrender. "Come on, dammit, where are you three?"
Crain heads back to the open door he just exited, making sure the others were okay. "Those two are little fish. Let's go catch a whopper!"

With Timerus joining him and nearly impaling the man on the end of his spear, Eleazar lowers his crossbow and fishes in his pack for a length of rope. He pulls out a very long cord and carefully begins binding Yargin (provided he doesn't resist) in the rope. He binds his ankles together and then his wrists, pulling them tight in a none too comfortable position. With Yargin bound, Eleazar would then club the man in the back of the head with the stock of his crossbow, hoping to knock him unconscious.
"Give me a moment to remove this villain of any weapons he might use to trouble us or others later, go deal with Gaedren, I shall catch up." Eleazar declares, a hint of urgency in his voice. He didn't want Gaedren to escape, yet at the same time this man was still a danger to a civilized society.
How many feet of rope does it take to properly bind him? I will have Eleazar cut it from his 50' foot cord and subtract it from my character sheet. Also, what does Eleazar find on him?

@Eleazar, nothing in the CRB indicates how much rope it takes. I'm gonna guess 15 feet (5' for the hands, 5' for the feet, 5' to tie it all togehter), but that's just a guess. Sound reasonable? I also need a CMB check from you for the binding.
Yargin isn't exactly cooperative, but he doesn't resist overly much, except when Eleazar is rough with the wound on his arm. Once the man appears bound, Eleazar's pats him down for concealed weapons. Nothing. The man is literally wearing nothing but his pants.
You mean you're searching just him, not taking the time to search the whole room, right?

As Eleazar is finishing up with the rope, a crash resounds from the entrance room as the big man kicks in the door with the chair in front of it. With the grease under it's legs, the chair slides away easily and a hugely muscular man with greenish skin and overlarge teeth springs through the doorway with a cruel-looking flail readied to attack.

Callie, maybe I'm blind, but I didn't see your save DC on your stat sheet. I figure it's 10+3(cha)+1(spell lvl)=14. Am I correct?
However, in the darkness, the half-orc completely overlooks the pool of grease at his feet. His feet shoot out from beneath him and he crashes onto his back in such a wild fashion that it would be tremendously comical under different circumstances.
Giggles is prone: his AC is +4 vs ranged attacks, but -4 vs melee.

Eleazar probably will not have the time to search the entire room, though if he has the chance, he might give a cursory glance around where the man was first standing (and produced that bomb) or under the bed as he is low to the ground.

As he hears the crash of the man crashing to through the door and then slipping on the grease and falling, Timerus spins and heads back out the door saying to Callie help Eleazor with this foulness and see if there's anything in the chest while I help Crain
Seeing the big man on the ground Timerus stabs out with his spear. Crain, we have to deal with these smaller fish or they will help the big fish when we go after him. The quicker the better.

As seldom as it got used, this is why I miss the use rope skill. Tying someone up is now dependent entirely on melee combat skill
Once she's done, she moves toward the chest and opens it, assuming if they were in a hurry to grab it, any protections would be disabled. Hopefully that can be done in one move action. She's not keen on looting things while they're dealing with these crooks, but if they were trying to get something out of the chest in a hurry, then perhaps there's something worth finding in there relevant to their interests.

Timerus drives his spear down into the half-orc's gut. The half-orc roars and thrashes on the floor, unable to find purchase in the pool of grease.
Callie opens the chest to find a long, thin wand, 3 vials of a clear liquid with a faint green tint, 2 bags of what appears to be mud and glue, a curious little stone, some leather armor, a dagger, a light crossbow, a quiver with 10 bolts, a garnet amulet, and a key.

With the bastard secured and hopefully knocked out from the blow to the back of the head with his crossbow's stock, he gets to his feat and observes what callie has uncovered in the chest. In an instant the aspiring wizard's attention is seized, he pulls his backpack from his back and opens the flap indicating that Callie should dump the items in it, even as he begins intoning a quick sorcery, stretching his fingers out toward the contents of the chest.
"apokalýpsei ta mystiká sas se ména." The words were to the second spell he had ever learned, granting him the ability to detect and decifer magical auras. In this instance however he did not have the time to study them beyond determining what was magical.
To callie he would call out to her each item of value, though his voice was obviously hurried, indicating they should grab the stuff and go.
Arcana: 1d20 + 10 ⇒ (9) + 10 = 19
Spellcraft: 1d20 + 12 ⇒ (12) + 12 = 24
Alchemy: 1d20 + 8 ⇒ (3) + 8 = 11

I rolled the three most relevant skills above. Eleazar will later when we have time and are not in a chase scene study the items further, but for now he's just helping callie so they can move. A chance to use skills where my character can actually do something. :)

Callie first grabs the key, as that looks the most relevant to their chase. She also grabs and hangs the crossbow and quiver off her belt--she'd be happy to give it to someone else later, but took it for now in case she needed a ranged weapon.
She grabs a pillowcase and as carefully as possible stuffs the other items into it, figuring they are all of value--and best kept out of the hands of their enemies.
"We can appraise these things later, there's no time now" she says to Eleazar, knowing full well from her own studies of magical arts that it takes some time to discern anything useful out of magical detection.
Not to rain on your parade, but remember all you're going to see in one round is whether magic is present or not. You're not even going to see number of auras let alone type unless you sit and stare for 1-2 more rounds at least. Of course the GM can correct me if I am wrong.

Wow, Crain! Where I come from, we call that an epic death blow!
Crain drives his spear down with tremendous force, the point going straight through the half-orc's throat so violently that the head is nearly severed. The half-orc barely even thrashes, he dies so quickly. As Crain goes to retrieve the spear, he finds it stuck fast in the floor beneath the now spreading pool of blood and grease and he has to tug a couple of times to remove it.
Eleazar, you're quite certain that the wand must be magical, though there are no obvious markings that give away its power. The flasks probably contain an alchemical concoction of some sort, though you'd have to examine them further to be sure what. Everything else is pretty mundane.

If Callie has a standard action available after all that movement I described, she can and will dismiss now. If she does not have an action available this round, she will say "Give me a second," and you can wait till the next round on her turn or cover it up. You might be able to hop onto the table too.

After having gathered up the magic and other assorted items with Callie's assistence, Eleazar helps Timerus move the table aside and follows the Priest's lead. He spared a moments glance for the dead half-orc on the floor and felt a little unsettled, but did his best to ignore it. By the look of the half-orc he would have caused trouble.

Grease dismissed
Callie resheaths her sword.
Before Timerus and Eleazar leaves, she says, "This might help us communicate." She reaches into her pouch to stick her finger into a coil of copper wiring, chants a little, and points at Eleazar, completing an invocation of the message spell. She speaks sotto voce, "Can you hear me?" (he should). "That should work as long as we're within a hundred feet or so and through no major barriers."
Callie looks back at the girl before she leaves. She looks her in the eye, hoping and praying she can understand what she's saying, as she pulls the cloak tight around the girl's shoulders. "Stay here, we'll come back for you. Unless you hear trouble, then run."
She turns and runs to catch up with Crain.
