Garret pulls out his thieves' tools and starts attempting to defeat the lock.

The Halfling works the lock for about a minute as the rest of you round the corner to see the main door from the docks.

Opening a lock is a full-round action - that's 6 seconds, so not even a minute.
Disable Device (2nd attempt): 1d20 + 8 ⇒ (19) + 8 = 27
If that doesn't work, Holman will fall back to discuss with the rest of the group

@Holman, As I typed it I thought that sounded too long. I must have been on a wrong page reading something else. Second attempt easily unlocks it.
Holman is able to unlock the lock on his second attempt and looks back to the party back on the docks to give them the sign it is ready to open.
Let me know who wants to open the door, who follows who in, precautions to be quiet or extra loud etc.

Holman would like the opportunity to rush in and take advantage of flat-footed-ness, maybe even establish a flanking position. As such, he'd prefer someone else open the door and he be one of the first ones through.

The inn’s interior is in much better condition than the exterior.
The floors are new and quiet, the walls are covered in fresh
paint, and the entire place smells of recently cut wood.
Most of the furniture has been removed, though a few
tables and chairs remain and are covered in sawdust and wood shavings. Several buckets of white paint sit atop the bar.
"Infidels! At them my minions!" yells a cloaked man with a quarterstaff as he turns to see you at the door.

Holman, for the partial charge, it looks like you covered 25'...do you have that Halfling feat that gives you 30' movement? Everyone, fyi squares with furniture are considered difficult terrain. Also, as you enter the dark room, if you made a DC10+ perception, you notice several bodies lying in the NE corner.
Holman rushes into the room, brandishing his small dagger with fury.
Morvius casts a spell to invoke divine power into his blade.

Jacen moves into the room to support the daring Halfling. From under a chair springs another giant rat to try and bite the recent intruder.
partial charge: 1d20 + 1 + 2 ⇒ (4) + 1 + 2 = 7 for 1d4 ⇒ 1 but the gnashing teeth miss Jacen's exposed leg.
Kath also stides into the room with his allies.

I'm fairly certain you need the Charging Hurler feat to throw something as part of a charge action. Holman would prefer to move forward rather than throw a dagger at this point.

August moves into the room and stops to look around. As soon as he does, another giant rat charges (partial) out from another table and tries to gnaw on the dwarf.

But cannot quite bite through the dwarf's chainmail armor.

Kath's training gives him a swipe at the rat, he then quickly backs off and casts a spell he was preparing while striking.

Morvius looks to charge into the room, but does not have a clear line to the rat nearby Kath. (delays)
Jacen swings at the rat closest to him and barely connects (due to charge) and injures the rat, which lets out a loud hiss.
The rat in turn tries to bite him, but barely misses Jacen, as the bard avoids the creature's teeth.
bite: 1d20 + 2 ⇒ (13) + 2 = 15 for dmg: 1d4 ⇒ 1 plus disease
Kath swings at the rat near him...but misses with his blade, slamming into the nearby chair. Un-phased, he steps back and unleashes a blast of colorful light at the crazed man.
But the old man laughs as he closes his eyes to avoid the effect.

Morvius, seeing his chance, charges headlong into the room, and skewers the rat. The rat slumps to the floor twitching as blood pours from the wound.
"NOOOOOO!!! You have slain my little Razzie! You will be the first to die!" yells the old man.
The old man casts a spell with a burst of bright light at Morvius (will save). And then steps over his fallen rat with anger burning in his eyes.

August doesn't like to go in a different direction that An goes but he realizes that he must take down the other rat before it hurts one of his other friends.

Meanwhile, August brings his heavy flail down hard on the remaining rat. It explodes into bits of fur and blood as the floor splinters from the impact.
Nguyen An slashes at the old man, but the codger dodges the attack.
