The PCs in our game are currently going through Hunclay's manor. Some will likely bid on some of his items. (Surprisingly even though there are no lawful good characters no one has stolen anything).

Some have expressed interest in buying the manor itself. I can't find anything on doing so in the module. Have I missed something? Anyone have any ideas on how much it would go for?

As it just so happens, my copy of Dragon's Demand arrived yesterday. There do not appear to be any rules for running the auction itself, nor any indication of the price that the manor would command. Based on the rules presented in Ultimate Campaign for building a mansion, I would estimate a mansion to cost somewhere around 20000 GP - 40000 GP.

My assumption is that the price would be higher than the 40K, as you would need to include the value of the land itself. The mansion also has

a fully functioning, state-of-the-art observatory
I assume that would jack up the price considerably as well.


The equipment and books that give the observatory value are sold in a separate lot, so I wouldn't count it towards the cost of the building. I also wouldn't consider the land itself to have any intrinsic value; the mansion is built on the outskirts of a small town, hardly a desirable location. If anything, I'd be inclined to reduce the price since the out-of-the-way location will reduce the amount of interest in the property.

Spoiler:

A) The enormous telescope and seat mechanism are fixed in place in the observatory and are not a part of the lot you reference. It would have a substantial gp value.

B) The mansion is built on a hill opposite the ruling noble of a well-established town and would be considered a very desirable location.

C) If you're GMing it you can do whatever you'd like to do, but I think letting the place go for less than 60K would be a mistake.

@Orcsmasher: James and I assumed that the price of the manor would be well out of the PCs' price range and would be purchased by Arnholde Devy, the baron-to-be, when all was said and done. However, it's up to you how you'd like to handle it.

Judging by what you've said I'll set it at about 70-75k. Well out of the pc's reach.

I thought the rules at the beginning of chapter 3 (or whatever the last chapter of the actually adventure is) for the auction were fairly straightforward.

I could be wrong, but..

The Dragon's Demand spoiler:

I thought that, while there is no specific price listed, the manor itself is the last lot up for auction--just as it begins to grow dark. The sale for it begins, or is about to begin, when the town gets attacked by the drake that Aeteperax sends.

My PCs were also interested in buying the manor and so they quickly bid on it while the townsfolk were running around in a panic. Then they killed off the monsters and insisted that since they were the only ones who bid on it, they get the manor. They also requested the manor as payment from Lady Devy after taking care of the dragon himself at the end of the module.
