I'm playing in a game where we're trying to carve out our own kingdom but we don't want to step on any toes.

Might I suggest the River Kingdoms. The Kingmaker Adventure Path was set there and revolved around the PCs carving out their own kingdom, so, y'know... :p

Iobaria or Varisia might each host a fledging frontier kingdom as well. Sevinn Bloodeagle of the Linnorm Kingdoms is old and looking for a successor; perhaps your PCs would like to travel there and try their hand at slaying a linnorm?

Pathfinder Lost Omens, Rulebook Subscriber

River Kingdoms is the easiest to set up a campaign in, which as Shaun pointed out, is a full AP (and a fun one to boot).

The Linnorm Kingdoms works... if you can single-handedly slay a linnorm, which start out at, like, CR 14 and only get tougher. To rule all of the Linnorm Kingdoms, you gotta off Fafnheir, who's a CR 21+ linnorm. However, killing any single linnorm gets you land right off the bat (it's mentioned in the Linnorm Kingdoms book that the number of Linnorm Kingdoms has varied from a mere handful to around a dozen).

Other areas where land is unclaimed:

Mwangi Expanse (it's less a big nation than an area too untameable to become a nation)
The Crown of the World (but no one builds empires on polar ice anyway)
Iobaria (just some squabbling cities and a lot of empty lands full of centaurs and giants now; also not much in the way of hostile neighbors)
Belkzen (who's gonna stop ya? ORCS?! Pbbt)
Varisia (as long as you avoid the holdings of Magnimar and Korvosa, or the forests of Celwynvian, it's pretty fair game, but I'd avoid the Storval Plateau as well just to be safe)
Realm of the Mammoth Lords (as long as you don't mind weekly attacks by angry nomads)

I'm sure I'm forgetting a few others, but they're probably minor.

Getting the say-so from Taldor to become landed gentry is also not too hard to do, since Stavian wants to reward loyal servants of the crown and put down his political rivals. Do the latter, prove you're the former, and whammo. Free castle.
