Tom must take a wisdom check with a DC of 15 because of paranoia and I was thinking between an Escape artist check and a navigate check. I decided an escape artist check by Manny rather than a navigate because navigate is more suited for long journeys rather than quick thinking so I decided Escape artist check made by Manny with a DC of 16.

Tom looks for his own route and engages any zombies that are an immediate threat to him that are preventing his escape.

Spencer also looks about for a quick route away from this area. "Jesus bloody Christ," he mutters, and for those close enough, his Southern accent has been replaced by a slight Irish brogue.

"Uh... This way!" he cries, pointing in another direction. He jogs off, and if a zombie jumps out, he lashes out with a right jab, leaning back in preparation to dodge.

AC is now 16 against melee, 17 against the first zombie to come near him.

Sorry I accidently double posted the first one is the correct post. It seems the zombie did not get a crit so it is just 8 damage to Manny. Spencer you forgot to hit the zombie before damage.
Another zombie makes a grapple against Sam and another try's to maul her to death.
Init against Sam: 1d20 - 1 ⇒ (4) - 1 = 3
opposed Strength check: 1d20 + 2 ⇒ (18) + 2 = 20
attack roll on Sam: 1d20 + 2 ⇒ (1) + 2 = 3

After a sloppy attempt at hitting the zombie, Sam is able to escape from the clutches of the encroaching horde. She then returns to trying to sprint away from them far too panicked to still be focused on the two she hoped to save.

Tom uses this time to escape while the zombies and the others are engaged.

Yeah, that fighting defensively roll for the attack roll wasn't great. But I'm confused--did Spencer get hit, or did Manny? Seems like you changed who was being targeted midway through posts.
This is my confusion as well. I was unengaged, which is why I yelled for them to come in this direction.

It's ok, onward we go. Did Spencer follow Manny and Tom escaped on his own because of his paranoia or did the zombies "encourage" Tom to follow Manny and the gang? Unless Tom has a huge negative to dice rolls, I rolled a natural 15 without his Dex modifier for Escape Artist.

Manny watches and tries to stay calm as the others are swarmed, keeping alert to ensure the way out remains open.
Tom speaks normally trying not to draw more zeds, "You are worth more the risk than they are!" ... Tom points to the zombies and follows Manny shooting any zeds who come near. He rather use his crowbar but currently there are too many of them for desires. Now it's time to survive and hopefully save rounds.

Tom looks at the lock and whispers at the group, "By any chance anyone have the key?" ... he gives the group a hesitant grin and abruptly stop.

Tom pulls out his crowbar and whispers, "I also have this crowbar I use to break in and we can used it if need be. The bolt cutters will make less noise than this crowbar."
I am sure with Sam's last roll, she would have seen Tom's crowbar.

"I can do it," Spencer whispers, nodding to his arms. "I'm strong... and fast. But I'd want backup going to check out those cutters." After getting away from those things out there, it'd sure suck to get jumped by something under a car.

Tom whispers up, "We need something quieter and less damaging to the structure to break the lock just in case we need to stay here for a spell ... I mean ... a bit. Since I have been living in Georgia, I've been picking up the "Southern" dialect." Tom rolls his eyes and looks over his shoulder for zeds or bandits.

It depends on the agency. Some do but only in custody (holding cells) and it is a specialized key both illegal and hard to duplicate. This way, security is not completely compromised or it is significantly reduced. Da GM's call with or without the above info.

Sam, I already went to get that. I did put crowbar instead of bolt cutters in the last post, which may have been some confusion, but I'm pretty sure we have that already.
"We ready to get in here?" Spencer asks, the bolt cutters in his hand.

Tom nods, "I have your back miss, you guys open the door. Be ready for any surprises from the living or crazies." Tom secures his crowbar and holds his gun with two hands looking out to the street for any uninvited guest while they open the door, then whispers over his back, "Try not to make any noise."

Not quite trusting the group, Tom looks over his shoulder from time to time to make sure they are not plotting against him while they open the door.

Tom nods and whispers, "Yes, or crazies or both." Tom goes back to watching the entrance but looking over his shoulder often that would give a "normal" person a sore neck.

As everyone makes their moves toward the makeshift entrance, they here a rustle and 2 clicks of the gun and Tom feels the barrel of a 44. Magnum revolver pressed against the base of his skull and Spencer sees the glint of a sniper its barrel poking out from a makeshift arrow slit in the wall of the building. The man with the 44. quietly says "You folks don't look like your from around here..."
Tom has to take a Will save not to freak out not just because of paranoia but because you are about to not have much left of your skull. I understand you were looking over your shoulder but lets say Manny looked under the car he failed to see the trap which would be out of your line of sight

Tom begins to sweat as his animalistic ways take over, anticipating the first chance to either defend oneself or bolt out of sight. The man makes a quiet chuckle obviously enjoying causing mental anguish on Tom. He makes a quick look around the party and assess their crude equipment.
"Who are you people?"He eyes Sam carrying a rapier and Tom with a bloody crowbar and a gun. "Never mind... What are you people doing here is actual question....the zeds have overrun everything unless your here for supplies you need get out of here!"He says pointing in the general direction of the highway."Besides what clan are you anyway?". The man is wearing some kind of crude tabard with the image of zombie with a sniper sighting on its head. The man presses the barrel of the gun harder into the base of Tom's skull and hears a bullets entering the chamber.
Just saying...Tom I'm not trying to kill you I am just trying to influence your character to do something rash as part of the story. Also one person may take a bluff check as to lie as to who your "Clan" is. The DC is 18 and Tom takes a -4 penalty for paranoia and the fact there is a 44. about to blow his brains out

Just then as someone was to respond a bang echoed across the city followed by another chorus of death. The holding the 44. jerked backward as a bullet went through his face and out the back. More shots hit areas close to Tom and the other members of the party. The sniper in the roof just as he moves over to assess the threat a ear-splitting boom echoes and he is torn in two a fountain of arterial blood covering those nearby.
