You guys realize that the entrance there is barricaded with an unhinged door, which is giving them cover?
Trying to help Roland get out of the sinkhole, Thor falls in himself, loosing his footing on the slick ground.

Maxime still talks to the thugs and runs against the door barricade without effort. Karos is trying to impress them by wielding his gun too. Roland tries to get out of the hole, but first the rope slumps down with Thor on it´s other hand, nearly falling on top of him, but the dwarf comes down just next to him. Roland can´t manage to climb out without the rope.

I didn't act because it wasn't clear when I could do so, and since we have to do it in the correct order with that map system...
That being said, doesn't the disarm provoke an AoO? If they don't have the feat, the AoO is in the spoiler:

Karos you get no AoO with ranged weapons, but you can do that as a normal attack since you only talked so far this round.
Another thing, the thugs behind the door actually have cover, that´s why they are so hard to hit. For their maneuvers, Maxime and Rysalius had cover too. I believe cover prevents AoO´s.

Roland will climb out and then move 10' south of the pit before he tries to dig out his own rope and throws down to Thor (probably takes him into round 4 actions).

Karos manages to shoot the thug who then disarms him. But he is heavily wounded now.
Rysalius barely misses again, the thug taking cover behind the door. Quinn moves and attacks the one who shot him, but also misses.

Rysalius and Maxime manage to break the door together, also they now see that they could have easily removed it. Shortly after Thors hammer crashes into the broken door, splittering it to even more little pieces.
Roland flat out beheads one of the thugs.
Karos is able to pick up his gun and reload it again.
The blinded thugs drop their weapons, raising their arms up high.
We surrender! We´re just waiting for directions from our employer here! Please spare us! We want to go home and never come back! Enderios inside knows more, also about the girl if you search for her. She´s with him!
Hearing the scared screams of his blinded mates, the last of the who fought Quinn surrenders too.
Looking at the house more closely you see that this charred husk of a structure was probably once beautiful. Stone bas-reliefs depicting Aroden and Chelish military victories line the high reaches of the walls, though what little remains of a second floor is now sealed off by the collapsed roof. Despite the rest of the house’s decrepit state, the floor is swept clean yet water-stained, and a stack of bedrolls and knapsacks are piled just beside the stairs.

Still struggling to control himself, his rage unleashed, "I. . . offered to accept your surrender. . . at the start of this. . ."
Moving up, I'll pick up my hammer and glaring at these men, "Get out of here. . . now, or I'll change my mind!"
Taking a moment to crack his neck and back, looking up into the pouring elements, the calming storm, the rage leaves him. He wills it, and a distant lightning bolt cracks, reminding him of better days.
Finally stepping inside he mutters in response to Rolands comment, "If she is just with a lover, this kidnapping a charade, I may kill her myself."

After the thugs told you they are from Galt and only came here becuase they were hired to kidnap that girl, you release them and they flee over the boarder, swearing never to come back. After all, you are good people.
A man stands guard with his sword drawn but lowered. He is an olive-skinned young man in a long red woolen coat. After you enter the cellar, he demands in a thick Galtan accent: Why are you attacking me and my men? We are detaining an escaped fugitive from the red revolution on the demand of our employer. Next to him, bound with a rope which end is held by the Galtan, stands a woman, seemingly Thalia.
