Multiple Damage Reductions Question.

Does the attack have to meet both conditions to bypass DR like it seems, or would either attack type (either Epic OR Evil) be sufficient?

You must have both.

The "And" matters. You will notice many monsters in the book have DR that says x AND y and many that say x OR y.

Both. It would state "or" if that would be the case (eg. Cacodaemon - DR 5/good or silver)

For example:

A Babau Demon has DR Cold Iron or Good. So you need EITHER a cold iron weapon or a good aligned weapon. Either will work.

A Vampire has DR Magic AND Silver. Therefore, you must have a magical silver weapon. A magic weapon or a silver weapon by itself will not work to pierce DR
