I'm not sure I understand magic item costs in 5e. It looks like a +1 weapon is Uncommon, so if I wanted one I could buy it for something like Rapier +1: 100 + 5d100 ⇒ 100 + (76, 95, 15, 89, 1) = 376
...but +1 armor is Rare? Coming from PF, I'm used to +1 armor being a bit cheaper than a +1 weapon. Sounds like in this economy, the armor is prohibitive, but weapons are findable. Do I have that right?
While I'm at it:

Sea Grove of Obad-Hai - Open to the air and set in a grove outside town, the sea-grove is a gathering place for seagulls, sailors, and swamp folk, as well as an information market for traders and trappers. Ferrin Kastilar (male halfling), a somewhat melancholy druid of middle years, tends the shrine with his bullfrog companion, Lorys.
@Argyri Much of the previous loot is caught up in probate court with the Sea Ghost. Meaning, you'll probably get it later

So I don't want to overstep player vision cause I think Blacklock's player wanted to play a character with a peg leg. However when I saw this item on the magic item list I knew that it is something that Badger would buy for the kid. That might be an interesting bonding moment between them, but I don't want to push one narrative on Blacklock if his player wants to play with a peg leg. I can just not buy it if we want to avoid it. Perhaps narratively it can be made of wood so that it is both a wooden leg and fully functional.

Yeah I knew about that magic item but wanted the pegleg. Unless DM imposes some disadvantage for having it I wanted to stick with it just for the aesthetic. Plus its from Eberron (ew ;) ).
No worries I just knew the little guy would think of you. No worries. I won't spend that money.

Several times during the week, Kwin leaves town. When he comes to crossroads, he stops to pray. For hours, he listens for signs that his lord, Fharlanghn, has service required of him elsewhere. But every road, path and trail leads him back to Saltmarsh. Clearly, his work there in the name of the Dweller on the Far Horizon is not yet complete.
Intelligence (religion) check 1d20 + 4 ⇒ (18) + 4 = 22
That would mean two favors for future use.
I'm sorry for the delay. It's been a really rough week. Getting my equilibrium back and I'll finish updates tomorrow.

Let's see how much they are asking for a few things:
Pole of collapsing 5d10 + 50 ⇒ (5, 7, 4, 5, 7) + 50 = 78
Unbreakable arrow 5d10 + 50 ⇒ (7, 7, 6, 8, 8) + 50 = 86
Breathing Bubble 5d10 + 50 ⇒ (3, 10, 2, 4, 7) + 50 = 76

That's 574 gp total. Add a rapier for 25 gp and I think he's set for gear.

Finishing up:
(1) Spells
* Cantrip: Green Flame Blade (melee warlock focus)
* Spells Known: Earthbind (rather than flying, I think that I'd rather pull the enemy down to his level)
(2) Buying cloak of protection for 335 gold. AC 19 is not bad.
Gold: 616 + 487 - 335 = 768
(3) Buying gleaming armor. So that his plate armor is always shiny and clean. If we are to be spending time in swamps, then this is a must!
Gleaming Armor: 5d10 + 50 ⇒ (6, 1, 6, 9, 9) + 50 = 81
(4) Also buying Clothes of Mending. This elegant outfit of traveler's clothes magically mends itself to counteract daily wear and tear. Pieces of the outfit that are destroyed can't be repaired in this way.
Clothes of Mending: 5d10 + 50 ⇒ (7, 2, 6, 8, 8) + 50 = 81
Gold: 768 - 81 - 81 = 606
(5) Ring of Swimming. You have a swimming speed of 40 feet while wearing this ring. One of the big issues with heavy armor is drowning. Not anymore. I was thinking about getting the much cheaper breathing bubble. But it would require (a) taking it out and putting it over his head (b) storing it until then and (c) would not alleviate the problems of sinking from the weight of armor and being at disadvantage when fighting. Will we be underwater? Maybe. Maybe not. But with plate armor, if we are, he will just be going down like a rock. Better to not have to worry about it.
Ring of Swimming: 100 + 5d100 ⇒ 100 + (100, 26, 71, 20, 59) = 376
Oof. That 100 hurt.
Gold: 606 - 376 = 230
Selling warhammer for 7.5 gold and light crossbow for 12.5 gold. With improved pact weapon, he can summon magic versions of those. Less to carry as well! 250 gold total.
All in all? With his Int8 and Wis8, Tarn can't be trusted to keep himself clean, nor to refrain from wearing his armor when it is far too dangerous to do so. So much of his gold has gone into baby-proofing it. Not that he sees it that way. To him, this is all a great honor.

100,000 in money and property deeds is that what I would expect from a "merchant" or is that more like his former super rich status? Or even greater.

I'm sorry. I understand the line of questions. Just I was asking mechanically.
As per optional Downtime work rules, average people make 1 gp per week. None of your characters have ever seen 5,000 gp, because that's about 100 years of average income.

I am confused now. I am not asking for us to have the money. Nor do I understand what I am asking as a "mechanical question."
I am trying to as a player get a handle on what Badger who lives in Saltmarsh would understand this. I understand that what's on the boat is tons of money. I understand the pay out for us is pretty big too.
What I am trying to understand is the 100k consistent with the amount of money that local merchants deal with. Or is it more like how wealthy he was before or is it even greater.
Its a question about whether Badger might be suspicious. He used to be really rich lost it all. If he is making it all back suddenly or even more back suddenly that would stand out.
