A dozen ruined buildings lie scattered across the sea floor, though a single building in the very center of them all appears almost completely intact. While some of the sunken buildings have clearly lain wrecked for centuries, a fact made clear by the overgrowth of algae and seaweed, others appear to have collapsed quite recently.
Four undines surround a half-collapsed building, straining to keep it from falling more.

Ushaka drinks his potion of waterbreathing before diving down.
Ushaka swims up with the professor on the off chance the locals decide to stab him instead of listening.

"We were all in this building when the big earthquake happened! Two people are still trapped under there! We're trying to stop the building from falling all the way down."
Just as the Professor assess the structural integrity of the building, you all hear a hissing voice. "Who has that magical artifact that caused the earthquakes? Do you have it? Or do you have it? Never mind, we can search you when you're dead!"
Three large snakes with human faces have entered the area, swimming about 20 ft above the ground.
If you would like, on your turn you may attempt a Disable Device or Knowledge (engineering) check to reinforce the collapsing building. This will use your standard action, but will reduce the number of people needed to support the building by 1. The Professor succeeded at the check, but you will need to use a standard action on your turn to reinforce it.

The Professor know basically everything about water nagas!
They have no special defenses. Their best save is Reflex and worst is Fortitude. Their bite has poison but their tail slap does not. They have a bunch of spells like a sorcerer.
Did I miss anything?
Something everyone can see is that while they are Large, they do not have reach.

I must have picked that up recently. Still, I wonder if +7 is even worth rolling at this level. I'm guessing the DC required is going to be in the mid 20s or higher. I think I'll stick with the delay.

Delaying will drop you down 2/3 of the enemies, so it will cost you almost a round, so IMHO even if you have a very small chance, it's better to try (and might give me a chance to do anything other than repair this encounter ;-) ).

Move action to swim forward. This will provoke from Blue. Free to rage/grow large. Standard to grapple. Swift to cast frostbite via spell conduit.

After walls of text, reading and rereading spells, spells that are like other spells, rules, and definitions, I can honestly say with nearly 95% accuracy I think not.

Ursahla is able to reinforce the building further! It now only takes one person to hold it up.
Blue was down after resolving Ushaka's attack; taking the liberty of having Shonne shoot at Red instead, from 5 feet away.
Shonne moves in and sends a perfectly placed arrow at red! Lyselsa follows up with two daggers, one a critical hit. (And gets the freebooter's bane on each hit from Ursahla!)
The red snake bites at the Croc and lashes its tail out at Lyselsa
