Anchoring + Ghost Touch + Phase Locking ARMOR SPIKES in a grapple?

Rules Questions

Would having the following enchantments on your armor spikes help your ability to Grapple?

Anchoring:
This anchors the target to the weapon, preventing it from moving away from the weapon. The target is not entangled or paralyzed; it simply cannot move from its location without first destroying the weapon or making a successful DC 30 Strength check as a full-round action to move with the weapon up to 10 feet. An anchoring weapon remains motionless and cannot be used to attack while it is anchoring a creature. An anchoring weapon has no effect on amorphous creatures, including elementals, oozes, and creatures in gaseous or liquid form. It also cannot anchor incorporeal creatures unless the weapon also has the ghost touch special ability.

Phase Locking:
A phase locking weapon interferes with dimensional travel. A creature damaged by a phase locking weapon is affected as though by the dimensional anchor spell for 1 round.

Dimensional Anchor:
Forms of movement barred by a dimensional anchor include astral projection, blink, dimension door, ethereal jaunt, etherealness, gate, maze, plane shift, shadow walk, teleport, and similar spell-like abilities. The spell also prevents the use of a gate or teleportation circle for the duration of the spell.

A dimensional anchor does not interfere with the movement of creatures already in ethereal or astral form when the spell is cast, nor does it block extradimensional perception or attack forms. Also, dimensional anchor does not prevent summoned creatures from disappearing at the end of a summoning spell.

Ghost Touch:
A ghost touch weapon deals damage normally against incorporeal creatures, regardless of its bonus. An incorporeal creature’s 50% reduction in damage from corporeal sources does not apply to attacks made against it with ghost touch weapons. The weapon can be picked up and moved by an incorporeal creature at any time. A manifesting ghost can wield the weapon against corporeal foes. Essentially, a ghost touch weapon counts as both corporeal or incorporeal. This special ability can only be placed on melee weapons and ammunition.

You don't use armor spikes to grapple.

There is a specific magic item called Ghost Spike armor spikes which allow you to grapple incorporeal creatures, but ghost touch would usually not enable you to grapple them. Just attack them with the spikes.

If you hit a creature with an anchoring weapon (with ghost touch) it would be able to anchor the creature until it destroyed your weapon.

You don't normally, but you could use Armor Spikes to Grapple with if you use the Hamatula Strike Feat .

Also, according to the OP, not all of the above-mentioned dweomers require you attack with the weapon, only that you inflict Damage with the Weapon. And Armor Spikes inflict Damage with every successful Grapple Attack.

Meanwhile, some of these enchanments should be effective in other aspects of a Grapple. You should be able to Tie Up someone just fine, for example with a Ghost Touch Lasso or something.
