Doesn't Aldern have a couple of sisters somewhere, who might call in at their brother's townhouse in Magnimar, on their way up to Sandpoint to investigate why they haven't had a letter from him or Iesha recently?
If they found that townhouse apparently in the middle of a sale....

Well, even if the deeds were found to be legally the property of the PCs (and the Korvosan sisters might make a good play), they still have to find a buyer... and if you can't find a buyer then you are stuck paying taxes...

I wonder when the last time someone paid any taxes on the things.
Just picture the PCs all happy to finally have the thing legally theirs and then the tax collectors show up to tell them just how happy they are to know who the legal owner is.

My players have looted the legal documents found in Foxgloves townhouse in Magnimar, and figure that they will somehow be able to sell this to generate gold.
Any thoughts how I can twist this around to explode in their faces?
It might be cool to encourage them to keep it as a base of operations. the best long running campaigns we have ever run involved the party having a base of some king "The Crew of the Drunken Gypsy" (pirate ship) and "The Guild of the Dancing Rat"(an inn that became a neighborhood protection guild in Sharn) My players are saving up to buy the house from "Monster in the closet" we have a large group so I expanded it by adding a small isolated section of the catacombs of wrath buried below. I am going to shaft them on it using the taint rules from HoH. I may well give them a chance to try out foxglove manor too. They may not take the bait on it though because our elven wizard was really creeped out when lord foxglove turned out to be hot for him.

Just having a deed to property does not make it yours.
Your name must be on the deed and the transfer of ownership in most cultures going back to the Romans required a legally recognized magistrate to notarize or witness the transfer.
An awful lot of forgery and bluffing, possibly magic, would be needed to take ownership of the property. If the PCs just want to use the place, a better solution would be to just live there as squatters. If anyone comes around asking questions, tell them to talk to the owner.
If the PCs are crooked, they might work out some scam to possess the house posing as Aldern. Then they could scam someone into buying it. The townhouse is easily saleable, but I doubt moving the manor would be easy at all.

Actually I don't think selling the place quickly would be even remotely possible, if they could sell it at all, unless it was cheap and the buyer was foreign to the area, the place has a local reputation of haunted horror and accidents and a nickname "the Misgivings", so Anyone nearbye would stay away. Not to mention the Seven would be more than angry at a group selling what they surmise to be theirs anyway.

I guess my question is...
Why are you wanting to 'screw' the characters over? I'd make it fairly easy to claim, maybe a side trek to Korvosa or Kaer Maga to talk with the relatives, a few thousand GP, and it's theirs.
I've found, as a previous poster mentioned, a base of operations is a good thing, makes the party vested in the area.
If/when I run RotRL again, I think I'm really going to work on fleshing out sandpoint, so the PCs look at buying a house there or somthing.

I curious as to why you'd want to have this explode in their faces anyway. Have you seen the loot list for RotRL? The PC's need every copper they can get. One of my players has recorded every bit of looted treasure and after doing a tally of everything (we're near the end of Hook Mountain Massacre) the PC's haven't accrued anywhere near the 33000 each individual should have by 8th level per the DMG and these guys are a level behind due to the medium advancement of the PRPG Beta. But if you are set on screwing over your player (I know I would be out of a group if I tried something like that) then that tax thing sounds like a good idea. I had the Mayor reward the PC's with the title to the land saying it's 'one less thing I have to worry about'.

Just out of curiosity... how many players are in your group? Because if it's more than four, that's the problem: Pathfinder adventures are generally stocked with treasure that amounts to about 150% the expected treasure for a group of four characters... using the 3.5 DMG as a guide.

Correct me if I'm wrong, but I believe the townhouse is mortgaged to the hilt...Aldern is very nearly flat broke.
Ahh but what is the nature of that mortgage and those back taxes? There might be an adventuring equivalent of the bona fide purchaser for value without notice, where if you go out and kill a monster and take his loot you are protected from having to pay that monsters taxes or creditors provided you didn't know about them ahead of time.
It would be unjust and inequitable to force adventurers to pay! The common good depends on their having clear title to things they loot!

Five actually and I've tossed in a couple things here and there, boosting a Ring of Protection +1 to +2 and things like that but I haven't done as much seeding as seems to be the standard recommendation. After I posted this comment I made a thread about the issue and seeking some advice but I think the post monster ate it. One of my players posted a thread on the topic however and I thank you for your response there.

My RotRL rogue is currently the legal owner of Foxglove Manor. However, she made a deal with Aldern's sisters to "buy" the house from her for 20,000 gp. I only have 17,000 gp left to pay off..lol.
You could be mean like my husband the DM of the game I am in and have any profits generated by the house be claimed by the sister.
