As I am only a beginning user of arcane magic, alas, only about a minute. They should be able to be tied up and gagged in that time, however. he responds.

Seeing as Tsakolk's stood next to the door, can you tell me how sturdy it looks shady? Does it look like it could be battered down easily?

Ilandro nods, his brow furrowed and lips drawn tight as his mind works ponderously. "Do you think we could lure some of Bengeirr's men out here and put them to sleep to tie them up? I think I have rope in here.." he says as he slings an arm out of his own backpack to start rooting about through it, almost giving a quiet whoop for joy as he pulls out a long coil of hempen rope.

"I saw 2 guards and heard someone in the loft, presumably Bengeirr. If we are all going in, we need to make the guard think we are leaving. Let me see what I can do," Xaaven says quietly to the group.
Once everyone is ready, he says loudly so that the guard can hear him,"All these warehouses look the same. This isn't the right one. I think the one we are looking for is over here." He then waves for his companions to follow him and goes around the corner of the building again.
Bluff: 1d20 + 3 ⇒ (5) + 3 = 8 lol, I don't think I was very convincing.

Ilandro places the length of rope back into his backpack and follows the rest of the group around the corner to prepare for their assault on the building.

"I suggest we leave anything we dont need here, it's not a long swim but..."
Tsakolk trails off, looking towards the less strength orientated members of the party. Slipping his pack from his back he leaves it, along with his bow etc, discretely in a corner.
shady, I haven't really got a good handle on what's around at the moment, is this OK? If not Tsakolk just carries everything with him.
He slips into the water and moves off towards the warehouse...

The cleric nods and places his pack next to Tsakolk's, taking his starknife and longspear with him to the rivers edge. He tries to slip into the water as quietly as possible, moving off towards the warehouse.

The half-elf will leave his back as well and follow his companions into the water saying a prayer to Iomadae for her guidance and blessings, after making sure his morning star is firmly attatched to its holdter on his hip.

OK, when you get to the space beneath the doors, you're not in sight of the two guards. Anyone with less than 0 on Swim, who fails a DC10 check (I'm looking at you Illandro) arrives a minute later. Anyone who fails the Stealth check, you can still wait back but won't have any surprise advantage.
When you get there ...
The warehouse is mostly empty, as it is not being used for storage. A stairway leads up 20 feet to a loft and under the stairs are several bedrolls. A section of the warehouse floor is open to the harbour, and a small ship is docked there.

Xaaven looks around at the end of the docks for a place to stash his pack and long spear. He hopes that no one takes them while they are gone. He then motions everyone to follow him into the water.

He swims to a spot where he can climb out of the water without a guard immediately attacking him.

Now that he is out of the water, Xaaven tries to tell if anyone is on the boat.

As he waits for the fighters in the group to move forward, he gets out his bow and nocks an arrow.

Ilandro slips out of the water and readies his longspear. He closes his eyes and takes his holy symbol in his other hand, praying quietly for Desna's favour.

As Daereon creeps forward to effect his sleep spell on the guards, they spot him and move forward to investigate, calling upstairs to Bengeirr for help.
Bengeirr won't act this round. In fact the guards act last. It will still take one round for Daereon's sleep spell to hit. Bengeirr won't be targeted when he arrives. Tsakolk, Xaaven and Ilandro are up; I'll assume Daereon casts sleep when it gets to him.

Ilandro strides forwards and plants himself on the docks next to Tsakolk. "Desna, grant your servant your divine might this day," he says, intoning a prayer to the Song of the Spheres as he steadies his longspear to protect Daereon while he casts his spell.
Move action to stand next to Tsakolk on the docks (token in Roll20 can't be moved by me, unfortunately). Standard action to cast divine favour on myself. Combat reflexes will allow me to do up to three attacks of opportunity if anyone leaves my threat range to attack Tsakolk or I.

Tsakolk strides confidently into full view as the guards cry out in warning, hammer over one shoulder
"and here was me expecting to be opposed, just a couple o' children. Let's not make this hard lads, put the weapons down or I'll just have to destroy you.PUT THEM DOWN!"
Intimidate (Demoralise): 1d20 + 4 ⇒ (2) + 4 = 6 I think I can only demoralise one of them, I'll take the one on Tsakolk's right

The two guards snort derisively at Tsakolk's attempts to intimidate them, and move to engage the party, while calling "To arms, to arms!"
There's a rattling at the lock outside as the guard attempts to enter, while in the room above, there are calls of "What, what, we're attacked?" and a looming figure, presumably that of Bengeirr Haldyrsson, appears at the balcony of the room above.
Ulfen guards A &B attack, one each on Tsakolk and Ilandro.
Greataxe attack A on Tsakolk: 1d20 + 3 ⇒ (8) + 3 = 11
Greataxe attack B on Ilandro: 1d20 + 3 ⇒ (5) + 3 = 8
The two guards swing their great axes at Tsakolk and Ilandro respectively but both contrive to miss. Xaaven's shot zings by Tsakolk's ear and the arrow embeds itself in one of the rafters.
@Xaaven note you're firing through soft cover and into melee. You do now have line of sight on Bengeirr; had you instead fired at him your shot would still have missed, but something to bear in mind for next turn.
The third Ulfen will join the battle on the next round at the same initiative level.
Bengeirr's initiative: 1d20 - 1 ⇒ (15) - 1 = 14
So initiative is { Tsakolk, Xaaven }, Bengeirr, { Ilandro, Daereon }, Ulfen guards. Note Daereon's sleep spell will resolve after Ilandro's turn.
