Unbreakable Goblin with Cat Fall

Hey guys was hoping to get a ruling cleared up.

So my buddy is playing an Unbreakable Goblin with the Cat Fall feat. We are wanting to know which effect happens first? Cat Fall's "Treat falls as 10 feet shorter" or the Unbreakable Goblins "When you fall, reduce the falling damage you take as though you had fallen half the distance."

I think Cat fall goes off first but I wanted to see what everyone else think

Cat Fall 1st: falling first requires you determine how far you fall, "When you fall more than 5 feet", so distance calculation is the start.

The fall becoming shorter from Cat Fall would occur before applying the reduced falling damage from Unbreakable.
