Curse of the Crimson Throne: Magic Items or house?

Advice

Greetings!

I'm playing the CotCT-AP at the moment and my char (Exploiter Wizard level 4) still believes this "adventure"-business is only temporary and after that he will go back to his life as a teacher (he has been a teacher for over 15 years now) ;)

We are at 4k gold per character at the moment (more money than he has every seen before) and the character is saving up to buy a house in the "South shore" district.

I took Craft Wonderous Items and i have planned to take CA&A next level, but more for the fluff, my mates and the guard, not so much for myself.

Finally, my question:

As i don't know the AP, is it possible or lets say "enjoyable" to play without lots of magic items until a certain level?
Normaly the APs are constructed in a way that you NEED to invest your loot into magic items to be able to beat the challenges thrown at you.

A house in the South Shore district is about 20k gold, but loot tends to increase per "encounter" or phase of the AP as you progress in the story.

So what do you think? Invest the gold now and wait for the increase in loot as we advance or keep saving up the money?

As this differs from AP to AP i would be very interested in the opinions of people who already played the AP.

Maybe some information about the char will help:

Samsaran Exploiter Wizard

Int 20, Con 12, Dex 14, Wis 12, STR/CHA 7
Bluff and Diplomacy based on INT
Feats: Additional Traits, Craft Wonderous Items
Traits: Student of Philosophy, Reactionary, Diplomacy+Perception Class skill
Arcane Exploits: Quick Study, Potent Spell
Role: Battlefield Control / Buff / Debuff

Thank you and have a nice day.

Unless you have a use for the house during the adventure, it's probably a good idea to wait until your character stops adventuring before investing the proceeds in real estate. Most published campaigns don't involve the PCs spending a great deal of time at home, and your house doesn't do much good when you're not in it--especially if you manage to make enemies and they, e.g., go burn down your house.

Hmm..good point (burn the house down).

But my char is living in the Citadel at the moment, with no real home.
I can probably find something not quite so expensive ;)

I suggest renting. : D

My current CotCT character lives in his family's cottage in the hinterlands outside Korvosa. I fully expect it to get torched at some point, but so far so good! Since it's rather far away and makes a poor base for dangerous operations, I usually stay in a Korvosan inn, though early on we bunked with the city guard a few evenings. (No idea how typical that situation is.) Things have gotten hairy as of last session, though--no idea where we're gonna end up!

Curse of the Crimson Throne is one of the few adventure paths that stays within the same city for the majority of the story. So while a house won't help you adventure-wise, you do not have to worry about traveling abroad and leaving it behind.

Not to give any spoilers, books 1,2,3, and 6 all take place within Korvosa. (And part of book 4 if you are using the anniversary edition.) You only leave Korvosa for any extended period of time in books 4 and 5. And even during those books, you aren't prevented from returning to Korvosa during that time; there just isn't much published for it. Your DM can certainly improvise if you make trips back and forth though.

Yeah renting is always a possibility.
But at the moment it seems that i'm be welcome in the citadel and the quartermaster is very helpful, selling stuff for us at 60% and organizing items at normal prices in a time where prices in the city are higher than normal (loading/unloading cargo seems the be a problem at the moment).

@Peachbottom

I'm playing a wizard so maybe tours between the city and the adventure can be explained via phantom steed / teleport at some point.

Thank you both for your thoughts, i think i will invest i gear for the time being.
