Real Estate Values in Sasserine (No - Seriously...)

An observant PC in my party asked about the abandoned properties above the Lotus Dragon guildhall, since they have now gone "on the market" due to Rowyn's defeat. My question: What would the gold piece value of that land be? I am trying to create an alternate award for the PCs' heroics, but want to have a ballpark idea of what they would be worth with it (I thought it would help them put down roots in Sasserine, and want to defend it as the events of the AP unfold).

Although a good idea, you might want to hold off, as the STAP only remains in Sasserine for 3 adventures total... then they never return (except witht he use of teleport or the like). So, they might be upset that they have a building that they no longer get to use. Also, I believe the arms and equipment guid had building costs... cant remember.

Instead try figuring out how to build a palace on the island of dread with stonewall spells :D (preferably thru some -at will, item).
Or perhaps by summoning a few dao.. Even make those water breathing and build a new island, with reefs etc..


Darn - looked at my previous post and left out the true motive behind my question. Shame on me... :)

My other reason for using the real estate is so they could borrow money against its value in order to buy more equipment/magic items for the upcoming voyage (with the goal of such funds being used to spruce up the Sea Wyvern and make it more personalized for the PCs). I agree that they probably won't see it again accept when they do teleport back to Sasserine, but the party is pretty adamant about making sure the properties around Dead Dog Alley don't fall into the wrong hands again.

ahha! Buy up the crackshacks, then cleanse them ,and set up a high rise area.. lol

Good example being some areas where the houses and everything could be bought for $5000, getting half a town worth of that.. tearing it all down and setting up a area selling at $500.000/house! (-80.000 for building it)

Coming to think of it, isnt that precisely what adventurers should be doing? Cleaning out evil so that decent taxpayers can move in.. if they profit from that, well, thats just the due award from gaining levels..


I like the idea - and although only a few days pass between adventure One and Two, quite a bit of time could pass between Two and Three. Translating her mothers journal could mean that she had to learn another language - plus the research needed to put together an expedition could take 6 months to a year.


Arranging the expedition should be doable in 2 months, which would be when the players could stiff up their cheaply bought real estate..

Spread a bit crime.. make life there intolerable, while earning a bit.
Then buying the whole area... and voila, the crime problem is gone and prices skyrocket! ;)

Is it stated anywhere that the Lotus Dragons actually legally own the buildings above their guildhall? Perhaps they cleared them out by assassinating or intimidating their rightful owners. If this were the case, there may be months worth of legal red tape involved in establishing if anyone owns or has inherited ownership of the buildings in the area, before any can be claimed by the PCs.

Assuming Vandaboren can translate it that fast. James JAcob wrote in a thread that the time line for this adventure could cover years if you wanted it too.


Our group has been looking at the same type of scenario since we started the Adventure Path; we were going to set up a base camp at Parrot Isle, but when we finished cleaning out under the taxidermy shop we got to thinking about the real-estate value of the dungeon. We were thinking base-of-operations, but we may have to change our plans now... Unless we can sell the place...

I love the highrise idea, ikki - maybe I need to have a "Donald Trump"-type NPC for Sasserine. Hmmm..... :)

Anyway, continuing in that vein - the footprint of the properties surrounding Dead Dog Alley is about the size of a noble's estate. The PCs may end up tearing down/modifying the old buildings to enclose the space and make some kind of compound. They want to ensure that all of the entrances to the Lotus guildhall are under their control (or someone they can trust in their absence).

The idea has been proposed for setting up their own Adventurer's Guild - something they could get competent and trustworthy people to run, and get a steady bit of extra income for when they do teleport back to Sasserine. It would also give the kids in the orphanages in Sunrise District another career option if they didn't want to live the everyday commoners' life.

All in all, I think my PCs are turning into fine heroes. I'm glad they've embraced Sasserine as much as I have; this kind of rich, involved roleplaying has made all the difference in my campaign. :)

The folks over at Necromancer Games have a wonderful web suppliment for their Bard's Gate city book tha deals with Property Values and Land Ownership. It's located here.

I've been using it for my campaign in the Forgotten Realms and it's worked well for me. All you really have to do is figure out which section of Bard's Gate is the equivalent to the section of Sasserine that the buildings are in.

Thanks for the link, Halidan. I can see this being helpful when the PCs reach Farshore too. Especially if they will have the opportunities hinted at to help 'grow' the colony. Hmmm.... :)
