What would the pricing be on furniture in D&D? Instead of using the old mining office, my PC's took over the old observatory (it's owner was dead, and they bought it for 500 gold, and then rent at 10 gold a month) and the Warmage took all the old tables and chairs, beds, boxes, pretty much everything that wasn't nailed down and smelled of decayed flesh and burned it, detailing to me how he stood in the smoke with a smile on his face. Then he went to the store and bought sets of everything. I tallied it at 200 gold, but I didn't feel that was accurate.

I sort of muddled it through - for a misadventure with my favorite group a couple of years ago, and came up with a method loosely based on my own experience moving.
Figure the cost of the house including real estate:
it takes about 10% of that cost to populate it with furniture
15% for good furniture
20% for top shelf stuff
That seems pretty fair without getting all in asnit about the cost of each item.
That does not account for any magic, continual flame lights, basin full of endless water, self cleaning floors, etc.
Or any kind of special garden - just normal furniture (and lamps, dishes, utensils, towels, etc.).
I am sure there are history experts who could dispute the matter but as a practical matter for the couple of homes I have purchased thats both easy to administer and close enough to be fair - obviously you could tweak the percentages up or down.
I will say though going through the process with other players produced some heated debate - for while some of the players played their characters as if they had "refined" sensibilities - they were unwilling to spend money on the house or fit it out - whereas I felt that my character would want a certain standard of accomodation and paying for was part of good roleplaying.
