As the moment Archmoon realizes the creature is hiding, the creature speaks a word and a gout of flame shoots from the dragonoid statue's mouth towards the ranger...

The creature, barely clad, steps off the statue 5' to the north of Archmoon and casts a spell causing a vivid cone of shimmery light to strike Archmoon and Elindriel...

Eli remembers all too well the effects of the flashing lights...as he sees Elindriel (and possibly Archmoon) go down.

I have no way to threaten it while adjacent. That being said I could have sworn reach weapons still provide flanking (I'm using a longspear). I threaten it with a melee weapon on the opposite side - ergo flanking correct? I think you should get your sneak attack damage.

When making a melee attack, you get a +2 flanking bonus if your opponent is threatened by another enemy character or creature on its opposite border or opposite corner.
When in doubt about whether two characters flank an opponent in the middle, trace an imaginary line between the two attackers' centers. If the line passes through opposite borders of the opponent's space (including corners of those borders), then the opponent is flanked.
Exception: If a flanker takes up more than 1 square, it gets the flanking bonus if any square it occupies counts for flanking.
Only a creature or character that threatens the defender can help an attacker get a flanking bonus.
Creatures with a reach of 0 feet can't flank an opponent.

Should only be 14 I think, either you are counting your dirty fighter bonus twice or treating bless like inspire courage (bless only gives a hit bonus, no damage bonus. The hit bonus would stack though if inspire courage was present). I am fairly confident that you do get sneak attack damage though. Also your attack roll should be 22 and not 20 but I don't think that matters since I just hit it with a 19.

Seeing that it is surrounded and heavily wounded, the creature drops his dagger and raises his hands....
"Ok ok, You got me...I don't want to hurt anyone...just having a little fun with these kobolds...but that is all. Ok, so I can take a hint...I will just be going then, right?"
We can stay in combat or you can parley etc. He is not offering any resistance at the moment. .
You notice on his belt is a greenish colored katana.

Sorry, but for the sake of time I'd rather not parley. Is there any chance we can finnish this up today? I may actually get to go to PFS thing later this evening. Usually there is none in my area but I'm heading out of state to a friends place. Besides I got the impression that as a group we wanted to rush this.

With his last action, the creature collapses and starts to bleed out from his wounds...(he was actually negative with Hawk's last stab)
Eli has the katana, which matches the description from Amara Li.
Among the other items on the creature is a belt..with 2potion bottles,
other Gear dagger, jade katana, spell component pouch, spellbook (contains all prepared spells as well as all 0-level spells, burning hands, magic aura, silent image, and ventriloquism)
Elindriel's sight returns and the party can do whatever they want with the skulk. The well leads to an underground stream that leads out into the valley and back towards Absalom.

"Lets go back. Return the katana as instructed. We still need to lay our fallen pathfinder to rest." the ghoul. "I would like to return the trade agreements but only after copies are made and distributed. That way they can't be one-sidedly altered."
Hawk pauses and gets a solemn look.
"Lets go, we have preperations to make."

Elindriel, upon hearing that the group wishes to leave the rest of the tower unexplored, expresses some misgivings. "I would prefer to make sure that we have removed all of the threats from the area, and, if we're going to return the trade agreements, we should make sure we have as many as we can find." She grins. "Not that I'm saying we need to return them, mind..."

Once the party heads back (and we can retcon back if decide to do anything else in the caves)...
When you present the jade katana to Amara Li, she is
ecstatic.

Assuming that at least Archmoon and Eli speak with Major Maldris (he will seek you out if you do not find him first).

I just want to make copies no matter who the originals go to. Amari does seem more trustworthy but who knows - even she could possibly alter the agreements if it suits her interests.
