So, I am an unchained rogue and I went with the scout archetype. At level 4 there is a ability called "Scout's Charge". It reads as follows..
Scout’s Charge (Ex)
At 4th level, whenever a scout makes a charge, her attack deals sneak attack damage as if the target were flat-footed. Foes with uncanny dodge are immune to this ability.
This ability replaces uncanny dodge.
Does this mean the target is actually Flat-Footed? Or does it mean I just get the sneak attack damage?

Nope, just means that you get your sneak attack damage. The way to determine things such as this is all in the wording. Whenever an ability says "...as if the target were flat-footed" then you only treat them as such; however, if it were to say something similar to this... "...the target is flat-footed against this attack" then it gains the Flat-footed condition.

Yeah...it's weird but the way it's written you treat the target as flat-footed, but only for dealing damage with sneak attack.
So if you had some kind of special damage that happened on flat-footed sneak I think it would work.
So like Sap Master might work on it. Maybe.
I can't think of anything else it would be relevant for.
