My PCs are going through Old Korvosa just now, and they stumbled across this by accident: turned the party tank invisible, and then had him charge and grapple the rak. Flatfooted (no Dex or Dodge) its CMD is an unimpressive 23 -- not hard for a raging barb to beat. (With all mods, the barb's CMB was something like +18.)
And then the rak was grappled and, well, that was pretty much it. Raks don't have Escape Artist, and their CMB is nothing special. There's Suggestion, which is a verbal-only SAA, but the party uses Protection from Evil as a standard buff. Within a round two party members had piled on, and after that it was just a question of pinning the rak and bashing on him. All the poor rak could do was try to bite.
So: am I missing something? Or is this really as good as it looks?

Full party vs. one target is generally one-sided like this. Party sticks a disable the particular target is weak too, everyone piles on. Either that, or they just win via action economy.
Unless the one target is out of their league enough he'll just ignore whatever they do and one shot the party one-by-one.
Its why its always best to ensure there are multiple opponents, generally with some variance in capabilities/defenses.
