custom monster - dinosaur velociraptor - stats

In the Pathfinder SRD I found this creature which I want to use in my next group's session:

it's a fan made creatures, I've already decided that the attack score is too small, and a creature that fast (dex 19) will naturally have the 'combat finess' feat (which will give it +4 to all attacks).
I'm trying to understand how they achieved CMB of +5 - as I see it it should be BAB +3 size -1 = +2 CMB.

what do you think?
is anything else here is miscalculated ?

Deinonychus(Velociraptr) - can easily kill commoners

great! that explains everything!
someone took that dinosaour and per the advice there, applied the Simple young template to it - with a few mistakes (like the miscalculated CMB)
I can use it now.
