I just want to make sure i got the CR ajustment for trap right. The only part that seems confusing is for the "average dmg" part.
Main goal is to come up with a spiked pit trap with a CR6.
Perception (search) DC 23 = CR+1
Desable device DC 22 = CR+1
Multiple Target = CR+1
Reflex save DC 20 = CR+0
Dmg:
1D6 falling (avg of 3)
1D4 spike (+10 hit/ 1D4+5) avg dmg = 7
an avg of 2 spike (out of the 1D4) doin 7 dmg would give 14 dmg per customer.
since its multiple target intended its X2 then we have a final 28 dmg avg.
28 dmg for the spikes + 3 for falling gives a total of 31 avg dmg then the CR goes by +3
overall i have a CR 6 pit trap... am i correct?

By the books/mechanics:
You shouldn't be doing the multiple target CR +1, that is for non damage (it is in parans on the table). Other than that you are on track it looks like (you should add the falling damage in before the multiple of x2 though probably). That being said you should be looking at CR 5 and if you wanted to hit the CR 6 mark I'd say up the number of spikes or the spike damage.
By eyeball:
It is probably okay, looking at the CR 5 falling block trap they are doing 6d6 damage to everyone (figure 18 damage each versus yours at 14) and you have some higher DC's so that could be considered a wash. Again if you wanted a CR 6, bump up the damage a little and you'd be where you wanted.
