I just realized this is the middle of the day in a busy harbor at the end of a dock . . . it hadn't been that way in my head for some reason. It is always dark and lonely when you want to break in somewhere right?
Looking up at the sky for a moment Oric seems to realize that it is morning and he was not covered by darkness or mist or anything. Putting his shoulder against the door he gives a strong push to try and force the lock.
Strength: 1d20 + 3 ⇒ (16) + 3 = 19
We should probably move out of sight pretty quickly if we can.
I realize this is a bit rash. I feel a bit like Oric myself with the picture in my head of what is happening changing on me. If Oric is going to need a talking to from his team afterward I understand :)

The door doesn't budge when Oric gives a strong push, but it creaks a bit.
Broker moves over to the door to help Oric push against it.

The door creaks louder, as if the bar that holds it is about to give in.
Perhaps another Aid Strength roll will help? Aid Another (DC 10): +2 on the roll of the person you're aiding if succesful.

Broker grunts as he heaves his already brawny shoulders against the doors. Mighty sinews tense as muscle meets door. An arguement the door won unfortunately.

Rabbai looks a little nervous. "The fact that we have to break in to this place doesn't sit well with me, but we're already smashing into this door so we might as well get it over with."

Riika doesn't quite manage to get on top of the warehouse, not able to pull herself up completely. Rabbai aids the others who are trying to force the door open, and the bar holding the door in place breaks. The door is open.
Inside the Warehouse
Darkness fills the warehouse, the ambient light from outside blocked by a filthy, oily film on the structure’s few windows. Darting illumination comes from light reflecting off the water through a splintered hole in the floor. Throughout the warehouse, crates, boxes, and barrels lean against each other in vaguely sorted stacks. A lingering smell indicates some of the contents are certainly spoiled.

Rabbai sneaks inside ( map ) and uses his low-light vision to survey the interior, checking for anyone hiding inside who may have barred the door. His bow is drawn...

I wait a slow 10 count (2 rounds) unless Rabbai calls out. After that I move just inside the door as quietly as I can.
Stealth: 1d20 - 6 ⇒ (16) - 6 = 10
And signal for Rikka and Broker to follow. Once everyone is inside I close the door behind us and wait for a signal to move further.

Something catches Rabbai's eye and he moves to collect it. He comes back having found some chainmail. He says, "That looks like the crate we're after. Looks to be pretty precariously balanced there... Let's be careful not to drop it in the water"
Is there enough space under the warehouse to position the boat under the crate in case it falls in?

Three dire rats jumps out from between the crates when Oric moves further into the warehouse. One of them surprises Oric and tries to bite him.
Bite: 1d20 + 1 ⇒ (15) + 1 = 16
Damage: 1d4 ⇒ 1
However, the dire rat bites Oric's armor and only hurts its teeth.
Broker: 1d20 + 8 ⇒ (17) + 8 = 25

@Rabbai: The rats are small enough to be concealed by objects like crates standing between you and them.
Oric takes a swing at the rat that tried to bite him, but the rat dodges the attack. Broker moves closer, ready to attack if one of the rats approaches him. The rat that tried to bite Oric before now tries again, and jumps for Oric's arm.
Bite: 1d20 + 1 ⇒ (16) + 1 = 17
Damage: 1d4 ⇒ 4
Again, the rat bounces off Oric's armor.

Rabbai misses target, but Riika kills the red rat with her first arrow. Riika then sneezes and her second arrow ends up in the ceiling.
The reamaining rats move in on Oric. (5-foot step) They each try to bite him in his ankle.

After watching with a grin as his arrow pierces a rat, Rabbai says, "Don't worry, big guy, we're not gonna hit you.. Unless you sprout a tail and try to take a bite out of our friend Oric, here!" to the back of Broker's head.

Broker looks back.
"I'd rather not be blocking your aim. Friends. One my size does not dodge arrows easily and it looks like all your marksmanship is impeccable."

I decided to add the +1 from Point-Blank Shot, which Rabbai forgot to add. This means the pink rat dies from his attack. I doubt Riika would've aimed at a dead rat, so I'll have her attack the azure rat instead. The few crates in between Riika and her target are quite low, and the rat's pretty much out in the open now. So I'm not counting concealment this time.
Riika shoots two arrows at the azure rat. The first arrow pierces its skull and kills the rat.
The pink rat tries to bite Oric's ankle again, but when it moves Rabbai's arrow sinks deeper into the wound and the rat dies.
Combat's over!

"I can see it - It's delicately balanced on some very fragile-looking planks. walking over there would be quite a risk. We could lose the crate altogether if they break. We need to either secure it first, or prepare something for it to land on before we attempt to recover it."

I think there is plenty of light. This place is just a mess. Plus I have never been very good at finding things. Mom always said it was because I lacked focus.

This was what you'd have seen with the previous Perception 10 roll. Going to show it to all of you, because a few rolled high enough and they'll probably share the info.
Perched in the middle of the hole, teetering on split planks, sits a large crate stamped with three crows arranged in a triangle—the very crate the PCs have come to find. Handholds cut into the stout wooden crate ring the rim. Other barrels, boxes, and crates sit stacked along the walls of the warehouse. Just inside the door sits a handful of crates and kegs of beer. Most of these smaller crates and barrels contain foodstuffs in various states of freshness. Some crates reek of rot. Stacks of simple coffins sit against the east wall. The rest of the crates stacked along the north and south walls contain simple sundries including, but not limited to beer, blocks of clay, coffee, coils of rope, dried fish, lead ingots, nails, nets, raw cotton, rough wool, spare sails, timber planks, various pulleys and tools, and cheap weapons. A crane, used for loading and unloading boats, clings to a rail running the length of the warehouse, hanging 5 feet below the high ceiling, and can slide out to extend past the loading doors along the west wall.

I don't trust those floor boards. How about we use the crane to send whoever is lightest over to get what we need or at least attach the crate to the crane so we can lower it to the boat.
I am not sure who is the lightest but I am sure we can figure it out pretty quickly if it isn't immediately obvious.
