That has the amorphous quality, which makes it immune to sneak attacks as well as crits.

Carrion Hill was written before the chaos beast was officially reprinted - in fact, Bestiary 2 re-uses the module's art. As such, it looks like Mr. Pett did his own updating of the 3.5 statblock.
I'd go ahead and use the one linked above. At the very least, it should have the amorphous quality, and thus be immune to precision damage (such as sneak attack).

Unless you don't want it to be immune to precision damage because that would marginalise the rogue.
I assume he should also change the chaos beast's alignment to evil - otherwise, the paladin will be marginalized by not being allowed to smite it. /snark
On a more serious note, I considered putting this in my post, but decided against it. If you're looking for a rogue fix, I'm not sure arbitrarily assigning/removing monster immunities on a case-by-case basis is the right way.
Plus, if he were going to decide based on that factor, he probably wouldn't be here asking us how it's supposed to work. ^_^
