All haunts detect life sources and trigger as a result of the approach of or contact with living creatures, but some haunts can be tricked by effects like hide from undead or invisibility.
Unless these undead appear to be a life source to the haunt, they can't trigger it to be effected by the spell.

Yes, undead are immune. As dpp84290 said, they can't trigger it. If, for some reason, they are hanging out with a living creature, they are still immune, though they would experience the haunt. Back in AP#2, I think, where haunts were first introduced, there was a note that paladins are immune to haunts because of the fear immunity; the paladins still experienced the haunt, they just suffered no ill effects from it. I would treat an undead who is within a triggered haunt the same way.

Alright.
My player characters are living in a haunted house at present. I want to have them return home one day to find that some enemies attempted to break-in while they were out but were not expecting the haunted nature of the house and had a very bad day. Currently their main enemies are a pack of ghouls led by a berbalang. Suppose I'll have to find some enemies with a pulse to get to experience their haunted domicile.
