Cost of Building a House or Shop

Not necessarily fortress-building, but something as simple as a house or a shop. What would be the rules for that? I don't recall seeing that anywhere in the Pathfinder rules. I know D&D 3.5 had Fortress Building rules, but I remember those being absurdly expensive (and begging the question of how any NPC can afford even a wooden shack).

Any advice on arbitrating the price of that? I'm DMing a game and one of my players has mentioned the possibility of their character opening up a shop as a means of bolstering their money.


An actual shack (a relatively bare 20'x20' room) would only be 500 gp by the Stronghold Builder's Guidebook (which is the book you're referring to I think).

I don't find the prices from SBG to be too outrageous in most cases (and I can stat up a shop to prove it) but some other people who do feel that way recommended The Land and Home Guide (though I think I've got that name wrong).

If you're looking for something from Paizo, there isn't anything yet, though there's some hints/speculation that they might include such stuff in Ultimate Campaigns.


I guess I'll give the SBG another look, see if my memory is faulty. Otherwise, I'll look at the LaHG (you got the name right, by the way).


Actually, I am going to recommend using some info from the Cityscape 3.5 book if this is in a city or large town. It is a great resource for all things urban and translates fairly well to Pathfinder. Please note, the prices are going to be more for the land than the building materials. As it says in Cityscape, space is a premium in urban areas.

According to Table 2-1 in Cityscape, buying a cheap apartment in a city would cost 1d4 x 100GP. This seems fair to me for very small houses or even shops. They next step up is an "average" apartment or cottage at 1d4 x 1000GP. Finally, they list a manor or villa at 2d8 x 1000GP. Since the player is choosing how big to make their building, I would not roll randomly. Just know, the more they put into it, the better it will be. Again, I would also consider using the lower end of the price range if they are building out in an open area.

Now, all these prices are for buying houses. You specifically mentioned building so lets use the Craft rules. This means for a 200GP apartment, you are actually only paying about 67GP. Not bad. If you want something nicer, you could go for a 2000GP cottage at 667GP. I think that should give you a fair baseline to work from. If you can get yourself a copy of Cityscape, I would recommend it.

The costs for buildings are measured in building points (BP) and 1 BP ~ 4000gp - although it is stated in the AP that BP should not be seen as a gp equivalent, it might be used as a rough estimate.

1 house = 3 BP
1 shop = 8 BP

Compared to the other numbers this seems rather high. *shrugs*

I was gonna quote these numbers but...

12K is for a housing block (several families)
and the 32K is for a group of shops.... either 1/4 or 1/3 the costs for a Single house or shop maybe?


I haven't looked into them myself, but most of the comments I've seen on the boards suggest that the Kingmaker stuff is way too granular for individual buildings.
