Masterwork Elven Chain, Mithral Armor, etc?

Quick question. When reading the stats for Elven Chain and armor made from mithral, do these stats include the -1 armor check penalty for being a masterwork item? Or are these stats for a non-masterwork suit of elven chain or mithral armor?

There's no such thing as non-masterwork mithral, so it already includes that reduction.

Ah, thank you, I see now where it says that all items made of mithral are masterwork. Is Elven Chain the same way then?
