There are gratings on the outer side of the 'moat' that presumably lead into the sewers, though the bars prevent easy access.
Nik: There is an area beneath the bridge, the water looks like it would be about waist high. If you're really against the sewers, you can make a Wisdom check for inspiration.

Nik drops down into the rainwater moat, her feet crunching on the gravel beneath and begins her search. As she pokes around the underside of the the bridge, looking for triggers that might cause a door to open up, she feels something scaly brush up against her leg.

Nik fails to see the source of the unsettling feeling against her leg and scampers up to hide behind Samant, who nobly leaps down to face whatever horror might have caused such a reaction. Looking around for the horrific creature, the scholarly barbarian finds himself face to face with the creature that so terrified the dancer...

Samant starts to chuckle slightly, then realizing Lad Anita's fondness for the creation of devices attempts to catch the thing to see if it is real or one of her many constructs.

It is pathetically easy to grab a goldfish with the new CMB/CMD rules! It's only got a CMD of 2!
Samant grabs hold of the goldfish, holding it in his hand as it struggles feebly to break free, I'm not even going to roll, examining it closely reveals no signs that it is anything but a normal, non-mechanical goldfish.

The channels from inside the keep are carved from the solid stone blocks and are no more than half a foot wide, the overflow grills beneath the fence, however, are a little larger, possibly large enough to squeeze through if the grating could be removed.
The watch are due back in about five minutes.

Nik' squeal seems to unsettle Zeldin again. Guys we are running out of time here... I think we should continue this after the patrol passes.
I suppose hiring a lawyer and demonstrating to the court that no formal eviction procedure had taken place therefore the keep is still in the possession of Lady Anita, and ostensibly under the jurisprudence of the Pathfinder Society. We as the agents of said Society should therefore be granted free and full access until such time as formal eviction procedures are carried out in full compliance with the law. j/k

While that approach might fall down when the fact she left the Society is bought up, it isn't inconceivable that you might be able to get allowed access by approaching the council.

Samant, bearing everyone else comes with, will walk out of gate and head down the street away from the oncoming patrol's previously reported route.

That is not the worst idea... The council wants the building cleared so it can be rented and we want to find out what went wrong. Why not give up on the skullduggery and see if we can find a more legitimate access...
ETA Why not just try asking the Council? The worst they can say is no, and at best we get a key and thier blessing.

No worries
Samant stops in the street and gapes at Zeldin. That's brilliant. Since they've lost patrols we can play the angle of they'll be no worse off than before if we vanish. And at best the landowner can begin to lease out the place after we clear it for them. We will of course hold on to Lady Anita's belongings for her or her next of kin, so the City or Landowner doesn't have to worry about storing them.
Samant then procedes to clap Zeldin on the back, feeling embarrased he didn't think of this first, before trying the failed endeavor of the evening.
If it's ok with you all, let's go rest up the rest of the evening, and approach the council first thing in the morn.
