I'm envisioning a situation where my players will want to claim (e.g., I will tacitly suggest they take) Aldern's townhouse in Magnimar as a home base. I think this would be good, since its well sized for a group and already has a convenient floor-plan. I know, I know, Fort Rannick is just around the corner, but real estate is always a hot commodity, and I'm thinking it would be pretty sweet.
I intend to give them some hassle with Aldern's relatives that could lead to some interesting roleplaying and perhaps even a side quest involving the Brothers of the Seven.
I'm wondering though, how much do you think a house like Aldern's would go for? Convenient location, near some historic landmarks, nice neighborhood...10,000 gp? Do I hear 11,000? Anyone? Anyone?...

OK, quick version of my long eaten post..
Guide to Korsova has prices for houses by area. From the description Alderns house is a classed as a "house", town houses are described as being the living quarters over a shop.
The prices in Korsova range from 10,000gp to 100,000gp. By their descriptions Korsova is much more over crowded than Magnimar, so I would argue it is cheaper to buy property in Magnimar, let us say 80% of costs in Korsova.
Grand arch district is the middle class area, so I would compare it to Midland in Korsova, which is 10k to 20k. This means I would put it on the market for around 15,000gp, taking into account its location.
Many parties may be tempted to sell a house of that value, another option would be to rent it out for around 75gp per month.
In my campaign I intend for Aldern to have left the house to the target of his obsession in a new amendment to his will. Apart from adding a bit of fluff, this is my way of introducing a bit more gold to my overly large party. As the target of his lust is a hulking male barbarian (Aldern was a bit unusual in his preferences in my campaign) the lawyer trying to explain that the house is his should be fun on its own.

Cool options. As an interesting aside, my group is interested in taking the Misgivings, Foxglove's old haunted house as their base of operations.
As a DM I love it. Sure they have a spirit shaman in the group who wandered through and dismissed all the haunts and stuff, but the overall evil there isn't going away, just in hibernation. I can't wait for them to move in.
And the Foxglove heirs can't wait to get it out of their hands.

I actaully had the Mayor give the group the house. Then I hit them for a large monthly amount for a caretaker while they were gone... Being Aldern "loved" one of the PCs she claims the house as having belong to her lost love. Of course she did not call him that while she was killing him.

Can anyone make sence of the stairs in the plan of the house?
Yeah, the stairs as shown are goofy.
In this floorplan, arrows point UP.
Assume there's a landing above the entrance, so that when you go up from C1 to C7 you pass two landings (one shown on the ground floor, the other not shown but above C1). In both C7 and C9, in the spaces above that landing, close those off with walls - the stairwell needs to take up that space by the outer wall above C1 (for the landings going both up and down).
Also assume the ceilings on the second floor aren't quite as high as on the first floor (7 or 8 foot ceilings instead of 10 or 12 foot). The one landing against the outer wall is sufficient to get you to the third floor.
Technically, C10 and C11 above the stairs should be closed off, or turned into a storage closet that starts above floor level, or something. But you can probably get away with not changing that on the floorplan. If you want to change it but only a little, assume the second-to-third-floor stairs don't have a landing but instead the stairs turn as they go, and you can close off only the one square between stairs and outer wall on the third floor.
