The feast Armor Assist with a skill check allows you to half the amount of time it takes you or an ally to don armor. However as it takes 1 minute to don light armor and 5 minutes to don heavy or medium armor, so armor assist can reduce that to 30 seconds (5 rounds) and 2.5 minutes respectively.
I can't see the time saved making a difference outside of combat and in combat it still takes to long to be a real option

It'll matter if there is a timer, say the party is awakened by a scream in the middle of the night and how long it takes to get to the location of the scream alters what they find. If your DM never uses timers like this it can be useless but if your dm likes them, then it could be handy.

As a GM, I tend to consider these feats as hints and I don't follow them technically.
For example, if the PCs are surprised without their armor, I'll consider that the character with Armor Assist will wear their armor for the fight (for whatever reasons) as they indicated by taking this feat that their character trained specifically to always get their armor at the ready.
Many feats are impractical, but as a GM you can base yourself on them to give bonuses here and there or just to remove an impediment.

Unless you're GM tries to make the Armor Assist feat useful, it's probably not going to be.
You're right that the reduction in time just isn't going to be sensible unless:
1) An NPC warns you that the enemy is coming and you only have X time until they arrive, and that it happens to be exactly enough to make the armor assist feat useful.
2) You're alerted to an issue in the middle of the night in which your timely arrival would make a difference in the outcome, and again only because the GM decides that it would be the case.
Honestly, they should have just made the feat allow you to sleep in light armor without penalty, and then a follow up medium and heavy.

I'm aware of those feats, I personally think they shouldn't be limited to those archetypes.
The swordmaster one seems like an especially high level. But otherwise it seems like you could make level 6 and 8 feats compared to sentinel.
