I have a boon that gives me a discount on magic items that have a spell with the Good Descriptor as a prerequisite.

How do I use this exactly?

Must I buy a NEW items or can I Upgrade existing items and get the discount.

If I can Upgrade an existing item, do I pay the price of the discounted item minus how much I paid for the original item?

If I Upgrade the item in the future, do I continue to get the discount. (The Boon is unlimited use.)

The Wording

Spoiler:
You gain a 10% discount on any magical items that requires a spell with the Good descriptor as a spell prerequisite. This discount does not stack with other discounts.

If master of trade is taken as any indication, you're not likely to be able to upgrade any items, simply purchase magical items at a discount.

The wording of the vanity indicates that the discount only applies towards purchases, which would not include upgrading items. As an example you buy a +2 mithral breastplate in a single purchase you get the disount on the full cost of the item. If you bought a non-magical mithral breastplate with the discount. You would have to pay the full 1000gp difference of upgrading it to a +1 item.

You can still upgrade the item of course, but if it were a ring of protection +1, that you purchased for 1800 with master of trade, you'd pay 6000gp to upgrade the ring of protection from a +1 RoP to a +2 RoP, as that is the price difference between a +1 and a +2 ring.

For ease of play, a masterwork item can always be upgraded to a +1 item without paying for the masterwork cost again. Instead, you pay the difference between the cost of the +1 item and that of the masterwork item. This rule also applies to upgrading from a +1 item to a +2 item and so on—you never have to repay the original cost or sell your current item for half to upgrade to the next step.

The basis for the FAQ on the Master of Trade prestige award is that it uses the word "purchase" which the boon referenced by the OP does not do, so it should apply to upgrades.

My personal opinion about how it works? If you buy an item that meets the boon's prerequisites then you get 10% off the cost of the item. If you are upgrading, then you only receive 10% off the bits that qualify.

You should consider a career in the legal field. That is delightful analysis of semantics right there.
