Catch Off-Guard (Combat)
Foes are surprised by your skilled use of unorthodox and improvised weapons.
Benefit: You do not suffer any penalties for using an improvised melee weapon. Unarmed opponents are flat-footed against any attacks you make with an improvised melee weapon.
Normal: You take a –4 penalty on attack rolls made with an improvised weapon.

So, correct me if I am wrong...walk along, pick up stick, pokey pokey bad dude, and get all them lovely sneak attack dice? Srsly?

Not sure of RAW, but i'd argue that being "armed" would mean weilding a weapon you're proficient with (thus a banana wouldn't count unless they had catch off guard too), AND/OR aware that you're going to attack them...
And yes, i'd rule that you would get sneak attack against the enemy, maybe just for the first attack however.

Not quite - you walk along, use your first attack to disarm your foe, then you get sneak attacks. You get bonus marks if your improvised weapons are "heavy hard-bound rulebooks" ... or any kind of fish.
Catch-off guard is also handy for Deadly Stroke fighters.

My next question would be "what is the game's definition of armed/unarmed?"
Is a monster with claws armed? Or is he only armed for the purposes of avoiding attacks of opportunity?
The first interpretation would make your viable group of targets very small while the latter interpretation would make it very big.
EDIT: Found the answer:
“Armed” Unarmed Attacks: Sometimes a character's or creature's unarmed attack counts as an armed attack. A monk, a character with the Improved Unarmed Strike feat, a spellcaster delivering a touch attack spell, and a creature with natural physical weapons all count as being armed (see natural attacks).

Make sure you disarm my gauntlet too otherwise I'm still armed... as well as my shield... and armor spikes... did I mention the weapon cord I use? Oh and the boot blade, and the weird beard thing I got in cheliax... elbow spike, and the spare sword I keep... oh look! A stick!
