I'm 95% certain it's the modules themselves updated to the 5e ruleset, plus a bit of story/prose as an introduction to each of them (as told from the viewpoint of Durnan at the Yawning Portal).
(Note: I'm 100% certain that it's the modules themselves updated to 5e, I'm less certain about the intro text. But, given the product description at WotC's site as well as here, plus the name of the book, I think it's a rather safe assumption).
It has all of the listed modules updated to 5E and includes stats for new monsters, as well as some reprints from Volo's Guide to Monsters. Blackrazer, Wave and Whelm use the stats from the 5E DMG.
