A bit of rotted floor near the hole gives way under Tathane's foot like so much sodden parchment.
The squares directly around the hole count as difficult terrain and require an acrobatics check DC 10 to move through without falling through. If (like Tathane) the acrobatics check exceeds 15, they can ignore the difficult terrain penalty and may move normally for that move.

There are large crates all over the place, but Esper already succeeded in finding the box. It is the one with the red border precariously balanced above a hole overlooking the bay.

"Sounds shaky to me." Esper remarks unnecessarily. "How are we going to retrieve it without collapsing the floor?"
Esper takes a look around the warehouse to see if there's anything useful nearby, like a giant net, or a conveniently placed miniature crane...

Hmmm... Other than trying to go near it and carry it over myself (hopefully without falling into the ocean or collapsing the floor), I have no equipment that might be helpful for getting the crate. Anyone else?

She lets the thought hang in the air before smiling. "If you had a boat we could sail it right under that crate."

"You know who my father is?" the boy asks excitedly before the sullen, jaded, teenage veneer reapplies itself like stubborn wallpaper. "Sure. I gotta boat. What's it worth to you?"
Just a quick reminder, the wooden crate is big enough to house a major home appliance and is probably both heavy and awkward just based on its size. Someone who was both powerful and agile like Ostog the Unslain could probably pull off such a feat.

So what's the final plan? Feel free to discuss it out of character in the discussion thread. Agi can get his boat (for 1 sp), you can take a thorough look around the place for tools to help (it is a warehouse after all), you probably have some rope, you could try and manhandle the crate with brute force, whatever you like to try, but the day is wearing on.

I want to get the kid to park his boat under the hole so that if we mess up it lands on his boat instead of in the ocean. I'm fine with trying to wrangle it over to us with rope (which I can help with if we have enough rope), or with brute strength. (which I definitely won't be any help with).

Tathane angles his head to the side and studies the box for a moment. "Hmm. There might be a way. Someone hand me some rope."
For the sake of keeping things moving, I'll assume there's rope somewhere.
Tathane takes a moment to tie a big loop in the rope and tosses it gently over the box in hopes that it will catch around the box and the group can pull it to them.
Disable Device: 1d20 + 5 ⇒ (17) + 5 = 22 That's all I got... If it's successful, let's get some STR checks and aids to drag the box.

When the boat is in position, and Tathane's lassoed the box, Esper sets down her staff an grabs hold of the rope, pulling back with all her strength...

As the old man continues to tell his long and ultimately boring life story to Einarr while he keeps watch outside, the kid goes off, 'barrows' a boat, and returns parking it about 15' beneath the large crate.
Having found and secured a line around the crate, the party tugs and pulls it off its precarious perch and into the hole. The sudden jerk (of what amounts to a refrigerator suddenly falling off a roof while you, and two buddies on the roof try to hold on to it with a rope) nearly drags Tathane, Esper, and Doughlas over the edge. But they maintain their grip and pull drawing it upward until the edge of the box hits the underside of the splintered floor....
Suddenly, there is a loud squealing from behind the party. From a mid the coffins a trio of basset-hound-sized rodents dash toward the party.
Einarr: 1d20 + 2 ⇒ (14) + 2 = 16
Esper: 1d20 + 1 ⇒ (20) + 1 = 21
Perrine: 1d20 + 3 ⇒ (7) + 3 = 10
Ramachandra: 1d20 + 3 ⇒ (5) + 3 = 8
Tathane: 1d20 + 9 ⇒ (2) + 9 = 11
Rats: 1d20 + 3 ⇒ (12) + 3 = 15
Since dire rats are pretty common monsters, and most of the PCs could take 10 to get 2 successes, you all know that rats (even big ones) are animals, and that rats often carry diseases that they can pass on via their bite.

Hearing the commotion Einarrbot jogs in, leaving the old man chattering on. He draws his battleaxe as he moves into the warhouse not sure of what he might find....
"What in the Nine Hells!?"
Seeing the rat he swings, but is so distracted by the activity around the hole in the floor he misses.

The problem of course is that the 5-feet of flooring near the edge has the structural integrity of stubborn papier-mâché. So right now you are sort of dangling a heavy box while sawing the rope you are dangling it by against the jagged edges of the floor. Someone could certainly step into the danger zone lay on their stomach and try and maneuver the box up, but obviously there is some danger (and inconvenient physics) to that too. So yes, at this point it would probably be best to slowly lower the crate into the boat.

That's all I got... If it's successful, let's get some STR checks and aids to drag the box.
Sorry, I should have posted this first. Technically roping a box or a running steer is probably best handled as an attack roll, but since the crate is not going anywhere, and you have multiple shots at it, I'm just going to assume you hit and that the roll you made was indeed a strength check (to resist falling out of the warehouse when the crate dropped) the results of which are described above. I should also note that normally maneuvering things via check does not require a roll you either have the strength to move, carry or drag stuff or don't, but given the extraordinary circumstances and awkwardness STR checks are probably the way to go this time.

As the rope quickly begins sliding from the party's hands with a *viiiiip* sound, the rats race forward.
The white rat with pink eyes scuttles up the big crate to overbear Perrine. The rodent sinks its teeth into the gnome's leather shoulder, but fails to connect with her flesh.

Doughlas sorry, I left you out of the count above--alas, like everyone else's Strength check (so far) in round 1 it was not meant to be. It now falls to Ramachandra (the last person to go in the round) to leap upon the rope and save the day!. RAMA-CHANDRA! RAMA-CHANDRA! Everyone chant!

As the rope slips through her fingers and down to the boat below, Esper lets out a hiss of pain.
"Are you alright, Agi, dear?" she calls down to the young boy as she picks up her quarterstaff.
She takes a (five foot) step towards the rats and turns to face them, sending her glowing orbs off to surround chittering little menaces. She focuses her psychic powers on their furry little bodies, cursing them with a thought. Her eyes flash with a sudden golden light and a pulse of psychic power emanates from her, filling the warehouse.
Move to pick up her staff from the floor, free five foot step, free redirecting of her dancing lights, and standard action to cast bane. DC 15 Will save negates, lasts one minute.

Ramachandra's spear hits planking.
On his turn, Einarr rushes forward as the tail end of the rope disappears over the edge of the rift in the floor. There's a loud **CRASH!!!** A splash of water geysers up through the hole that is followed by a storm of curses that would make most sailors blush in embarrassment.
Einarr can restate his actions.

Einarr makes it to the edge of the hole when the bit of floor he is standing on suddenly becomes first a wall then a ceiling, and then a lower ceiling in relation to him. The big man plunges through the floor and into bay clipping the side of the boat down there before being hammered by the debris tumbling from above.
