"I'll see if I can snatch one, make the others comply but they're nasty critters, kobolds." Róka hisses. He starts making his way slowly across the room carefully placing his feat. Creeping closer and closer to the kobolds.

Róka reaches out and grabs the Kobold bodily using it as a shield from the others.

As Róka creeps closer to the kobolds, they turn and leap up, spears at the ready. You hear a faint whisper in a language none of you understand from the room beyond which seems to spur the kobolds to violence.

Fendahl and Kirrah quickly dispatch two of the kobolds as they move up to attack. Róka cuts down a third as it approaches Kirrah. The remaining kobold makes an attack with its spear against the cat.

Fendahl will move up and have the lion lead to where she wants to go...looking for more foes.

Kirrah cautiously leads Fendahl along the wall, avoiding the front of the dragon statue. You don't see anything but she bites the air in front of her, causing a chameleon-like person to yelp in pain. You can clearly see a jade katana hanging from his belt.
Fendahl, you can make an attack as well.

Fendahl, seeing the lion bite the hiding creature (and the jade katana they seek) takes a swing at the strange creature.

Chameleon like person as in "well camouflaged"? Or as in "funny looking face with big bulgy eyes that move independent of each other and a curly tail"?
Kurth runs around the statue and gets behind the chameleon man, so that he is now flanking it with Kirrah. (He probably provokes an AoO along the way. Unless it attacked Roka first.)
Then he attacks it.

Róka quickly makes his way into a flanking position before the enemy can react.

As Kurth crosses in front of the statue, the strange humanoid utters a single word causing a gout of flame to spew forth into Kurth's face.
Damage:1d4 ⇒ 2 fire damage.

The enemy's dagger also strikes Kurth as he moves around him. Kurth's attack drives deep into his foe's flesh. The strange enemy falls to his knees placing his hands in front of his face.
"Please spare my life. Take whatever you want, just let me live," he pleads.

"Take the weapon." Kurth says to Fendhal, looking at the katana.
He keeps his sword drawn and aimed at the chameleon man.
Readying an attack if it tries anything funny.
Then he asks it:
"Where did you get this sword? And what are you doing here? And what are you?"

The strange creature unbuckles the katana and slides it toward Fendahl.
"I found the sword here when this place was unearthed. As for what I'm doing here," he pauses as he looks at the dead kobolds. "That doesn't matter anymore, does it? I am a skulk and I'll be on my way."
He stands slowly, hands still raised.
Unless anyone attempts to stop him, he will escape into the well.

"What? Are you here for the kobolds' sake? I doubt it, you probably killed Tarka and her group next door too. Yeah, I see it on you. Me using a bunch of little lizards to take care of me isn't a crime and that's all I was doing here. Now that they're all dead, I don't need to stay here anymore," the skulk answers. He looks you over with a mixture of fear and impatience.

The kobold stirs after a few moments. It looks at you and then at the skulk. "So you defeat Firespeaker...Would have helped if asked."
The skulk looks unimpressed. "Couldn't kill them all, eh? Guilty conscience?"
Asking the kobold about the skulk yields nothing. The skulk claimed it was a deity since it was able to get the statue to breathe fire. Some of the kobolds readily accepted this but the others, the ones from the next room, did not. The kobold looks a little glad that you defeated the skulk, but also uncomfortable since you did kill all its friends/family.
The kobold and the skulk express that they would like to be let go.

I am pretty sure monsters that are living, breathing die like characters and can be stabilized and cured from negatives...usually as captives for questioning. Golems, undead, constructs are destroyed at zero. So it depends.I .

Róka moves over to the south west door. " Kobolds deserve what they get. " he mutters under his breath as he checks it for any traps and puts his ear to it to listen for any occupants on the other side.

You specified that you were dealing non-lethal damage to the one kobold, so he lived. RAW state that monsters die at zero, but I'm feeling nice (and it doesn't matter outside of a RPing context), so you are able to save 1d8 - 1 ⇒ (3) - 1 = 2 kobolds.
The skulk leaves via the well in this room and the kobold decides to tend to the wounds of its remaining companions in the room where you first encountered them.
Róka checks the door and finds that it is untrapped and unlocked. He pushes the door open and you all move carefully into the next room.
This room has a wide corridor exiting it toward the west, and a door to the south. Barrels and boxes of supplies fill the cramped chamber. This room serves as the kobolds’ storeroom, where they keep food rations and trap-making supplies. Most of the stores here are worthless, rotten, or too bulky to be worth carrying them back to Absalom. The wide tunnel leading west from the room goes 40 feet before ending in a solid stone wall.

Just gonna move this along...
This crossroads of stairs has one dominant feature: a crumbled statue in the northeast corner, once the image of a proud warrior chiseled roughly in granite. The statue’s helmeted head now rests on the floor, its lifeless stone eyes gazing toward the north. On the helmet, a single Kelish word is carved in the stone. The wide stairway to the west leads to a passage that ends in a cave-in ten feet past the foot of the stairs. There is a large passageway to the south.
